When it rains it pours. Must be 5 weeks now since this one funded. Has any funded loan sat for that length of time while investors weigh up what they are told and what is really going on ? Ablrate need to get back on track asap and instant returns is just like a free Southern Rail coffee when the train is 3 hours late.

Must be to do with the incorrect postcode. Ends with xxN. The surveyor got it right.

And it goes on, tick tock. Probably safe to say the issues are a bit more than typos. Future loans in this stream are losing credibility by the week. I doubt we'll be told exactly what was uncovered.

Two months now. Further delays caused by running out of Tipp-Ex.

Two months now. Further delays caused by running out of Tipp-Ex. I am content enough with it, I suspect once it becomes live it's tradability will be disappointing currently. It always had the potential for being difficult to get the ducks suitably lined up. Ablrate should not release funds until the lease is in place and presumably that needs the property to be owned, which it may well not be given the loan includes the purchase funds. Or that may just be nonsense, I had assumed it had been thought through and a plan in place, maybe not. The bonds loan seems to have mislaid its underwriter.

All done and dusted, never in doubt. Let the games and bidding begin.

I'm surprised 166 has a 3% lower bid than 170 although the latter pays an extra 2%. I see 166 as the safest loan out of the current and any future ones, it is the first, foundation and proof for any future relationship and new loans, if it doesn't pay back the current stack collapses and the rest don't fly. I'm in 166 but I wouldn't swap.

And its only a six month term. Forgive the time travelling aspect of the quote.... 11 months now Interesting update on this one, they were wondering if we would like to lend a little more apparently. I wonder if Ablrate have got the bottle to list a new loan? Oddly think it might fill if they did judging by the somewhat inflated SM.

df You may want to add 174 to the tread title. (Fairly sure it this loan group) Then the wondering can begin. I suspect even at 11% it might raise the modest amount required.

I'm happy with 11% with this borrower who pays up and 166 & 170 have just paid too. Beats 1.5% with Chase Bank - although a very different risk profile I admit!

LW I am sure unless there is something in the loan proposal that changes the view that it is as good a loan as any... I am however conscious that 166 should have been repaying today had it not been extended, that would have validated the exit strategy on these loans worked. Given my ever growing collection of red dots I would quite like to see a proven exit strategy. Then there is the missing in inaction secondary market to consider.
