The guy in the picture of the Mezzanine Office is awesome! Wasn't called Brittas by any chance? What's plan B if the loan goes t*ts up. Knock it down and build some houses? If I had planning permission, that would be my Plan A. I find it odd that the leisure centre has a best-case value of £300,000 and yet the reinstatement value is a million. You wouldn't want to rebuild it.

That's not the reinstatement value, that's the reinstatement costs. I.e. the amount of money it would take to reinstate the building to its current state if the current building was obliterated (like a very bad fire) There's a lot of stuff that costs a lot to implement, but means squat when it comes to the actual value of the premises. For example; The HVAC system implemented in that premises (from what I see in that plant room) would cost more than 100k to fit from scratch.

I meant to say cost. Sloppy wording from me and I'll go and sit in the corner. That's why you wouldn't want to rebuild. It would cost you more than it would be worth.

Short of saying "Yes, it's definitely contaminated", the only thing you can do is say "Well, it's probably not".
