Only 120 days - is that a first ? No, there was a 3 month PBL IRC Edit actually 2 PBL23 which actually did run for 3 months and PBL21 which slightly overran ... by 10.5 months!

PBL102 - It seems strange that the tenants who are a firm of solicitors have not paid rent since November 2013. And furthermore a notice of irritancy was issued by the owner in 2012 but has not been resolved.

The two Glasgow tiddlers that were recently added now have numbers - PBL101 and PBL102. Presumably they will go live soon but no email yet. Edit: I think it is now customary to hand over to cooling_dude Your going to be waiting a while... I'm stuck on the M11 and at this rate I won't be home until early July!

The stated exit strategy is "Sale". As a result, I've submitted the following Q to SS... I have trouble believing that this property actually could be done up and sold in less than four months. I can't help thinking that SS's policy of retaining interest up front, and seemingly not having penalty clauses requiring a higher interest rate if a loan isn't repaid on time, lead borrowers to understate the term they expect to need the loan for -- resulting in unrealistic expectations and negative terms remaining.

Unless SS's new head of legal is well versed in Scottish Property Law as well as the more vanilla kind.

Valuation on W******* farm looks a bit optimistic since it appears to be being marketed as offers around £1.3 M considered.
Edit: I see this was discussed several weeks ago (possibly under a slightly different guise). The £1.3M might just be what the bank want to cut their losses ( since they appear to have lost an adjudication a couple of years ago). Having said that from what I have read, even if the valuation is valid, I won't be rushing to put any of my spare cash into it and certainly wouldn't leave any in to the full term.
