Some of the opportunities look really quite solid, I am always sceptical of residential development in areas with low values (csuch as Dudley). You are always going to have tight margins as build costs really don't change much throughout the country

It is just a way of making the return a profit rather than interest. However I believe that HMRC treat the return as if it was interest anyway and it looks exactly like interest to investors.
