Thanks all. Despite everything that has happened i don't want to get rid of her. She wants to go but i dont want to lie, as i wouldn't want someone to do that to me. It seems catch 22 for everyone.. I don't understand, you presumably don't think she's a bad tenant since you are happy for her to stay, so why do you need to give a bad reference? She is not a terrible tenant. She got very behind with the rent due to illness etc and I applied to the insurer to cover the rent. Long story short, there was a court case to recover the rent and she got relatives to pay up at the 11th hour. The Judge still applied a suspended eviction notice so that if she started to not pay again we do not need to go back to court, we just go for eviction. This was a few months ago. She has asked about giving notice and getting references. I don't want to stand in her way, but if I have to fill in a letting agency reference form and I tell the truth she will presumably be turned down. If I lie I might be liable. If I really did want to get rid of her and there had been no court case, just lots of late payments, I would have to lie I guess just to get someone else to accept her.
