well it sold out in less than 30 seconds by my watch, but I managed to bag my little piece. Happy with that, although knowing my luck the next one will be a much better property I am hoping it will be if not will help PM out with one of there two, only put the lowest amount could in this one Shied away from the last one & any prop to do with the capital atm simply due to my apprehension the market there might be stagnating over the next few months (imho only). Would be interesting to see what tomorrow's project will be

Stagnation would be fine as these properties are bmv True but, one or two are not bmv enough (for me) to feel comfortable enough to invest if there was a prop price downturn

10% below vacant individual value. Only 2% discount against RICS investment value. The property looks lovely but as I'm low in investment funds at the moment finally fell this is one I can skip.

Hi Ben, plenty at 2.77% premium now if you're interested (none of it mine) When include investment fee that is about 5% so year worth of interest gone before starting so would only have to hope for property increase to make anything, will wait for the next decent new one, the current one is ok for a small amount so that I have a few different properties but will not put a lot in.

There have been quite a few properties recently and this one is not as good as the others. Ok the rental yield is par for the course and the HPI is the same. But the problem is that I think there are quite a few short term "flippers" looking to sell out after the first re-valuation after three months. And this one was not bought with a massive discount like many others recently.. I think the flippers may come unstuck when they try to sell their properties though. There may not be as many buyers as they hope on the SM, and they may have to sell at a discount. Although I'm a bit skint at the moment, (one of the reasons I didn't want to invest in this property), I may chuck in £50 if it is still sitting there after Friday.

Im sure the flippers will be happy to sell at a discount when the share price increase as they will still make money, although I would not have thought to many people would be wanting them in 3 months time
