I freely admit to having groped down the back of the metaphorical sofa to find funds for this property loan, and revealed several slightly stale and unfragrant loan parts which I have recycled on the secondary market. The only C- I am keeping now are ones that have survived careful scrutiny and are in the 14.5%~15.0% region.

Firm but fair (assuming the buyer can read!) stupidity/greed being justly rewarded etc. etc. .. now if you'd dumped them onto grannie-autobidder at par, I'd have been obliged to downcheck you. 8>.

I reckon the 8251's will shift at 3%, it still puts them top of the list of C-grade parts of up to 20-ish quid. We'll see.

Now here is an interesting fact. If you visit the HM Land Registry site and search for Gresham Athletic, Eltham Road, London, SE12 8ES there are two records as you would expect, one for the flat and one for the sports ground. However there is no information for either. Which means the title has never been registered. Also do we know if the ownership is freehold of leasehold?

Well done loanstar for getting this thread back on track. I googled the address and found that the church are also interested in buying the property. They've had an appeal going to raise £1.5 million since 2011, and so far they have raised £20. So they should hit the asking price in 300 000 years, should the Second Coming be delayed.
