I bought property under construction on Malta for 90 000 EUR, 100m2 apartment in Msida town with Valletta/seaview and also Pieta view from the back bedroom,
with a pool in the common area with only 18 apartments in the building. Location is great since it is close to the University/National Pool Complex and Taxbiex/Msida office area.
1 km from the beach in TaxBiex. Quiet street with minimum noise from the cars and neighbours which is a VERY important on Malta.
Projections are at 10-11% AY rent profit before tax, since apartments like this go at a minimum of 900 EUR/month Long Term and are rented superfast.
Transaction costs for me are only 1500 EUR purchase tax, since I bought the apartment on plan, so tax is only from land(tax is currently wavered on Malta up until end of June)

and I get a tax return from the purchase of 5000 EUR. Since this purchase is considered a first time purchase for myself(I only got an apartment in Estonia, so Maltese don't care).
Rent tax is currently only 15%, which is a very great figure for Eurozone.
