Dear all Thank you for your questions and comments. Yes this is the first time I have logged in as unfortunately I already work very long hours and rarely find time to log into forums and post comments. And though our new marketing manager should be able to help in this regard, if you have specific question it may be best if you email us directly. To answer some comments that have been made: The legal rule restricting us to only sending investment materials to 150 people was (as was pointed out) the reason why we set a minimum investment of £1000. That restriction will not apply to us soon as we have another solution but the fact that administering a larger number of shareholders would be very time consuming will probably mean that we keep the £1000 threshold. Our new website and new business model should be launched before the end of May and I will be running a couple of Q&A webinars to answer any questions about it. to receive notice about those please register on the website. Yes, but it seems that this time the property is as yet unspecified, and could be one of a number they are looking at. Has this happened before? I am looking to invest in HC at some point, but I want to know specifically which property it is first. Re-sale and even rental potential can vary significantly from property to property to location to location.

Whilst I see your small dilemma, does it really make any difference to us investors as we will get our 6.5% or 7.5% fixed income regardless according to which scheme you join? I think THC look at making at least 10% dividend/rent return per property & many are 11% according to their website

I think THC look at making at least 10% dividend/rent return per property & many are 11% according to their website Probably less so in terms of rental, but it could make quite a difference to any profit eventually made on the lower fixed income plus part profit. I didn't quite like this approach, your money isn't being pooled on a portfolio of 50/100 properties, and risk diversified, so I at least want to know what it is I'm investing in. If their model was like Wellesley's then no, maybe it wouldn't really matter.

Property details come through in, erm, detail when the sale has gone through. In some cases, it's "we have an eye on a property or three, so we're trying to raise enough to put an offer on one", with a side order of "if we raise too much, then that'll be a start on the next project". In other cases, it's "it'll be a 2-3 bed terraced, like the others, we haven't seen it yet" In the case of you missing out, due to being too slow, there's a box on the application form that says "[X] Roll my money over to the next project" which means you could be aiming for one project and end up in the next. The only real difference is that all the dates will be a week-14 days later for when things happen. The types of property being grabbed are, as far as I can see, to a formula/plan, so they should all be approximately the same in terms of viability.

If you want diversity then you'll have to DIY -- put £1,000 (the minimum) per property and invest in multiple projects, which I suspect is what most on here have done. At about 1 project per week, how much of a rush are you in to get invested? I don't know if the option to buy other people's shares is really available, it depends on whether anyone is already trying to get out. But that could speed the process up if you wanted.
