Am I missing something here? A chunk of money just unexpectedly arrived in my Available Funds, which is all very nice until I discover from transaction records that someone has repaid early. After a fair bit off aggro I manage to track this to property loan 12796 (is there an easy way of discovering this?). This all seems a bit inconsistent, because for non-property loans we seem to get a note in advance telling us that the borrower intends to repay early. That's very handy because I can plan around it.

Ugh that is annoying, but thanks for doing the detective work, had wondered where that £20 had come from

Not necessarily. I've had quite a few loans repay early without warning. They do alert you to a possible early repayment if the business intends to take out a new loan and repay their existing loan however.

Property loans are based on build time plus marketing time. If the property sells quickly then any property loan could be repaid a bit early.
In this case the loan was just to tide over the time between the property purchase and obtaining a development loan. FC's minimum term is 6 months so it was ripe for an early repayment.
Sadly, there is no filter in the loan parts list to show only repaid loans. You have to download the lot and filter them in Excel yourself (status = Repaid).
