I've just noticed that the asset value for PBL053 is stated on the loans page as £550k, but the valuation report only values it at £535k, which gives a LTV of 72%. Have I missed something here?

There appears to be a discrepancy between the site (385/550) and the loan particulars (374.5/535). Both equate to 70% LTV however.

There appears to be a discrepancy between the site (385/550) and the loan particulars (374.5/535). Both equate to 70% LTV however. Recently SS said "Bad Valuations - which is why we only use the best valuers with comprehensive experience in short term bridging and with extensive PI coverage." And then they make up a figure of their own.

Isn't that misleading to lend at 72% LTV without making it clear? "We only ever lend a maximum of 70% of the value of the property (LTV) ensuring we have plenty of equity in the property. " From SS FAQs, just in case it disappears screenshot below

Well spotted. Fixed. The original value we were working with was £550k before the valuation put a more accurate £535k figure on it.
