Perhaps I'm wrong but during the Dragon's Den programme didn't Frazer Fearnhead mention that he had other potential investors interested. If so, what happened?

Got the email, not looked at it properly as yet. Shame the thc thread doesn't get decent traffic to discuss the pros & cons of this offer.

I think that the valuation looks very high. samford71 made this post in another forum. When compared to Lending Club, The House Crowd valuation seem way too high. It might be that the THC is at an earlier stage and so has higher growth, but the model does not seem to be as scalable as that of Lending Club. If P2P ISAs ever get going that will probably put THC at a disadvantage for a while. I assume that BTL can't go into an ISA - I might be wrong. I'm not saying they won't be able to sell this on CrowdCube or similar, just not to me.

As I understand it, THC have decided to raise as much of their equity as they can via crowdfunding before they look for outside venture capital investors. Their first funding effort was 18 months ago and they raised £150k very quickly from their property investors. This time they gave those previous equity investors first chance for a week before opening the offer to their current list of property investors -- which AFAIK is the letter adrianc quoted in the first post -- and next week they'll allow those who have expressed interest in their property deals but not yet invested a chance to make an equity investment. (I wouldn't expect them to raise much from people who haven't invested in their property deals already.) I haven't a clue how much money has been committed so far, and so I have no idea whether they'll raise the whole £1M from their smaller investors, or whether they'll need to raise a lot from professional investors.

I expect it will help, but they also indicated that they had £342k in pledges so far, so I don't think those who haven't already invested through THC need worry about the whole equity offer being oversubscribed before they are allowed to invest. My own rough guess is that they might raise £500k from their existing investors and a bit more from their non-investors, but they'll still need to raise a significant amount from professional investors. But that's JMHO.

I cannot see the scaleability of the platform short to mid term to make this worth investing in. Long term, maybe, especially that they were first on market (I believe) so may have stolen a couple of steps on others. Any views welcome
(I am an investor in a few of their projects btw)

But that's JMHO. An email from THC on Moday (28/Sep) included... "We have had a fantastic response to our share offer and have to date raised £580,000 in just a couple of weeks. A big thank you to all of you who have supported us.
We have now raised sufficient monies for us to proceed with our immediate plans and therefore intend to close the offer – at least for the time being – on 9th October. We will make a decision as to whether to re-open it in 6 months time.
If you haven't yet invested and are interested in doing so then please apply for your shares before that time."
So it looks like they won't be looking for any investment from professional investors for a while yet.

Would have to look at the offer again &revisit figures (main concern being net profit - I think the cash flow might be there esp if they escalate their ops further over next 12-36 months) with only £2k min participation, it might be worth a punt?

I decided not to opt for the share offer despite having pennies invested in their offerings and the reason for this was simple.
IMHO and as far as i could see they did not have an exit strategy.
I wanted to and indeed did try to ask for further details on what plans they had, risks to the plans and mitigation of risks but they didn't have any more info to offer.
So although love the platform . My head goes before my heart.
