Do any of you calculate your ongoing rental yield? If so, care to share? I have not been invested for long enough for my own figures to be much use (although they do look rather unimpressive so far).
On the same theme has anyone produced a useful spreadsheet which they would share?

Hmm, not sure if I can give much to this, the only property I have that has given any meaningful rent is SPV10, over the last 3 months of full rental I've received £17 (total) on £1000 invested, that's just under 7% per year. That's not making any allowance for the period between investment and full rent income or any period in the future where the property may become vacant - so its a "best" figure. The make or break bit will be at the end of the 2 or 3 year period when the property is sold

I have calculated the yield on my 12 property shares that are receiving rent and it is 5.08%. Note that the portfolio yield on the PM site includes all properties in the base even if no rent yet (5 in my case) so gives a low figure of 3.59%.

Hi all Webwiz - what very good timing. Yesterday I spent a long time looking at the performance of each of our investments to since SPV1. I included 25 properties and discounted the latest ones we've completed. The total amount raised on those SPVs was £2,110,000 with a total property acquisition cost of £1,879,250. From the RICS valuations and our weekly re-valuations using all the housing data, the current value of the portfolio is £2,352,738. This gives a current projected capital growth rate of the portfolio of 11.28% - although it is right to say that this is only relevant once we sell the properties. In terms of rentals, Webwiz is correct that our system looks at yields across your whole portfolio - even those that are not in the first month of rental. Sometimes this will result in a lower yield being achieved but we'd rather show you a lower number and surprise with a higher! Across the 25 properties I sampled, the current gross rental yield achieved is 6.13% with a net yield paid to date (including all costs, maintenance and expenses) of 4.18%. Our best performing properties to date are our mixed commercial properties where we have seen projected capital growth of 17.51% and a net yield of 6.21% (total - 23.72%). Standard residential properties have seen 8.63% projected capital growth and a net yield of 4.97% (total - 13.6%). There has been a much bigger sample size in the standard residentials and as we look to move towards higher value properties, we expect projected yields on the site to reduce but achieved net yields to be higher due to reduced maintenance and other costs. Our HMOs have, unfortunately, been few in number and seen some under-occupancy which has thrown off the yields on those to just over 4% net. However, once they are fully occupied, this will significantly increase. I hope you find this information useful. Hi Adrianc - There was an issue with the recording and I know the guys were doing it again so I've asked for an update.
Also in reply to Ben, we can't just add the video online as it requires certain risk warnings and other legal disclaimers in line with our compliance requirements. This does add some time to the production just to let you know.
Hopefully we will have it online very soon.

Just an update on last week's webinar. There were, unfortunately, some gremlins in the new software we used which meant that the recording was not suitable for our needs. One option was to re-do the webinar but we already had planned to conduct another webinar on the new mixed-use property that is on the site so have decided to include the key information from the first webinar in that.
The webinar is taking place today at 7pm (UK time) and you should all have received an email to register your interest. If not, please drop me a line at andrew@propertymoose.co.uk and I will be in touch with the details.
