Amortise vs IO.xlsx (85.24 KB) Amortise vs IO 97-03 version.xls (583 KB) Try these. Enter amount, rate, tenor (in months) on the right sheet in B5, B6 and B7. Re-investment rate is assumed to be interest only so pop that in B12. Max tenor is 36 months. Andy

thanks for that. I'm trying to understand the logic of the s/s - would you mind supplying an unlocked copy so that I can see what the formulas are? (the version which you've supplied has the Amortising sheet locked, whilst the IO sheet is unlocked)
