The number of investors has leaped up from 47 to 73 (SPV37) and from 66 to 97 (SPV32) over the last day or two, but the amounts not so much so I guess that PM have rapidly found some small investors from somewhere. Think they said they had quite a few members before but I guess not that many they were willing to put £500 in each time a few that would put over a £1000 in each but not many

Except that the important metric is not the number of bums on seats, but the money invested. The minimum investment that those numbers imply has gone from £23,500 to £23,760 (SPV37) and £33,000 to £33,310 (SPV32). Just one additional investor at the old minimum would have had more effect. In addition, it's entirely possible that a good chunk of the extra money invested was already in the platform - in the form of rent payments that are sitting as cash.

I think that must be the answer, I can't think how they could have got so many brand new investors so quickly. In which case their interest bill has gone up.

I think a lot of people would have invested any interest, although 37 has not got to much further to go

Both current props gaining a decent amount of momentum today, esp the 2-bed wigan house. Must have jinxed it! Having picked momentum a few days ago, they both seem to have stalled to an almost standstill. Might be worth propertymoose sending an email alert just to remind people that the projects are still available for investment

They need to do something to move things along otherwise all the other purhcases will become a struggle to fill up

In a way PM's plan is working as each loan is attracting 2,3 or 4x the number of investors, simply taking a bit longer to fill. Once more numbers are active members, the process might speed up a bit.

Will wait and see what the change has taken they may be more investors but if they are only putting in small amounts in will need a lot but will see although its gone the Notts one now

Well their plan certainly worked on me. If their minimum limit had still been £500, I wouldn't have invested a penny with them. Now they will be getting a regular monthly investment from me.

I wonder if they'll give the block of flats a couple of days wihtout competition to give it some running legs before putting a new spv on the site to replace the Notts one?

I would think so as this one could do with a lift up, although they may want to try and get the smaller investors investing more often

Interesting update for spv 39 h'pool block of flats - Due to the vendors' desire to sell this property quickly, we have negotiated a further discount giving a revised purchase price of £120,000. In addition, we have arranged for the rent to be underwriting for the duration of the investment.
Still not deep enough discount for me to invest as you're solely relying on rent with very little capital even with rent undewriting but might be tempting if you're just happy with rent yield.

I am happy with the rental yield and the underwritten loan so will invest on that , the value in future is always what ifs , if the value goes down over then the property can carry on being rented at end of the term
