I'm pretty happy with SS, so haven't (yet) invested in other platform. Do other platforms offer generly offer more than 12% for these type loans?
On Thin Cats I would generally receive 13% to 14% for a development loan, though sometimes for these loans interest is not paid until the end of the loan along with the repayment of capital, meaning a comparable rate for those would be closer to Saving Stream's 12%.
But you do have to wait till the term of the loan for interest, and you have drawdown delays reducing your actual return. I would say on Thicats the rate ranges from 9-15%, depending on risk. ie ltv's from 50-90%

From this thread, it sounds that DFLs will typically be longer term than bridging loans (PBLs). The SS loan details page appears to default to 1 mth min / 12 mth max - with known errors on 31 and 46.
Will there be a more realistic duration stated for DFLs?
Also (and I might not like the answer), do DFLs have lower interest rates in the market place than bridging loans?

Development loans do tend to have lower rates than bridging loans - over at FC they default to 8% and 10% respectively.

I sent them an e-mail yesterday, inviting them to come and answer the questions on this thread (it was after working hours, so they presumably only received it this morning). I would hope to see them on here sometime today..... savingstream .... nudge

So if these "small staggered tranches" are below £1m, will the allocation rules be as per PBL type loans sub million rules or something different?
Come On SS, we do need some response from you about this new (to SS) loan type if we are to set our Pre-bids correctly as you request.

Thus contrary to what SS says, most borrowers/developers do NOT mind their name or business being disclosed. A good point, especially given SS is quite probably the easiest platform on which to identify borrowers without having an account or being logged in.
