I went to take a look at this one today. Thanks for doing this, and for reporting back to us. If the single floor rear extension is being replaced by a two-storey extension then it might have been necessary to reroute the drainage, especially if the new extension is going to include provision for a loo or bathroom. It's good to know that at least some work is happening, but it doesn't sound like the valuation deserves increasing just yet.

Loan 6092553685: On 13/11/2017 FS update on loan stated "Interest has been received. We are awaiting updated photos prior to issuing the renewal". Six weeks have since elapsed; I wonder what is happening? Is the implication insufficient progress has been made against monies taken?

FS just advised me "I (Evie) have just spoken to the person in charge of the Harwood loan and it will be renewed this week"

FS - I assume this is a typo in the description of the renewal and it should be £285k not £260k ...please can you correct

This is only 'substantially complete' whatever that means. I'd have liked to have seen a fresh valuation done before this renewal, but then again i'd like a flying car too...

And the interest appears! I thought they had dropped the rate to 12% as stated in the email but the website states it's still a 13%er.
Good points: -Low LTV -Interest paid, not rolled up and added on shows commitment from the borrower. Bad points: -Still no new valuation on the completed project, we have to take the developers word that it's complete internally. The last set of loans alleged it was complete but the new photos look to show they've only just rendered the outside.
I think this one is going in the renew and then try to sell on pile. The security looks good enough for this first charge bit, however as always the second charge looks precarious.

When loans fill in seconds, it shows that your Maximum investment restriction should have been in place or is set far too high. Its so frustrating, wasting time doing DD etc and then not being able to get even a morsel of any loan!! Please set more realistic limits to enable more investors to take a slice.

Many people (myself included) would disagree with this. Having a tiny maximum bid makes it a complete waste of time managing the loan holding for me. I would much rather have a 10% chance of getting 10 times the loan size. For me £500 is already too low to bother with, I would rather it was set at £5k (if there has to be a limit) with a corresponding reduced chance of getting a slice. I understand where you are coming from but different investors have different needs and I think FS do a good job with their stated aim of trying to please all types of investors by having low bid limits on some loans, higher limits on others and no limits on others. I think everyone needs to compromise a little on some of the loans.
