Not convinced by this one.
Reading between the lines I think the valuer is hedging his bets.
...is now looking down at heel ...there are several scenarios under which the project fails to show a positive land value ...a project with a fairly limited margin for error ...the unit sizes are more reminiscent of 1980s design ...the economics of development in this location remain precarious

They're more than a mill, so they'll be %age, rather than a straight bottom-up amount. I'm going to guess at about 30%. Same ballpark as me. Anywhere around 25% to 33% and I'll be happy. Outside of this and I'll still probably be happy Who's a couple of clever boys. You will have to share the choccy bar - now where have I put it - oh bother I've eaten it, sorry.

Hi, does anyone live near or drive past this plot and can give us an update as to whether there is any activity on Block C?
This development is meant to be "funded by others", but I'm interested to see if things are happening or if it is a speculative land purchase.
thanks in advance for any eyeball of the plot

Well: just now, this one received a 30 day extension taking it from -38 days to -8 days.
At the same time, the 'Bonus' went from 0.5% back to 0%.
I wonder if holders of this will get the bonus of 0.5% for the 7 days it was showing on this loan?

I wrote a bit of a long winded piece recently with various queries which had gone unanswered regarding the **Cashback Bonus**, perhaps I was a little cheeky but my disbelief at the lack of clarity was sincere. Anyway Paul64 cleared up a couple of issues (this was genuinely appreciated) then signed off with a sarcy comment basically suggesting we should have known the answers all along, a cashback bonus always works this way ..... So here we another issue I'd very much like to know how it works, when a loan accruing a bonus is extended and moves out of the bonus region, or to a lesser bonus amount, how does this affect any bonus payment. I'd very much appreciate an explanation so I can understand the system, or alternatively another sarky comment along the lines of "it's obvious how it works dummy" if your prefer. All's fair in investing and forum banter I suppose! Edit: said message from Paul64 appears to have been deleted only leaving the reply from elliotn commenting on it's sarcy-ness!

Lendy have a useful resource of highly intelligent investors here on the forum.
If only they would enlighten us of their plans then there are plenty who could pinpoint issues therein and others who could write beautiful explanations of exactly how things will work. This could be done prior to roll-out rather than post launch when their hastily, ambiguously and, in some cases, erroneously written missives are picked apart and found wanting by the members here.
There could easily be a thread where Lendy could state what they are going to do (after they've decided the details) so that the full explanation can be thrashed out by Lendy and forum members prior to launch meaning that when it finally goes live, they have a proper piece of literature describing the changes. Their proper explanation could be honed to near perfection, and probably F.O.C. here, ready for official publication. This would keep us forum members informed, interested and even possibly make us believe we are having a useful input into the company we are paying to handle our investments.

While I agree with the sentiment I think finding balance on the level of feedback is difficult. I know I'm careful about managing the feedback my department solicits to make sure expectation and responsibility is clear. Who do we hang if it goes tits up

We do just need to watch that we are adhering to TCF rules. TCF - Treating Customers Fairly?

Suspended!
This did not appear in my Update list, only discovered by checking manually each of my loans, very inefficient (or well hidden?)!

Yet another suspended loan in my Lendy portfolio... sigh.
Seems the planning permission wasn’t as clear cut as they thought?
