I am assuming Freedmans are not putting all eggs in one basket.
added - you are correct they are mainly 14% - but are different terms with bullet after 9 months etc.

I think that I had recently invested in a couple of loans on TC and initially rejected the cottages partly because I wasn't sure if I wanted to invest further on TC so soon and by the time I decided to look more closely they had all gorn. How do you rate this at 11% compared with the TC loans?

I'm ok with that , I think the 11% is fine as you are receiving your interest from the 1st month rather than having to wait 9 for it , thinking about it I recall there was an 11% one on TC too with similar terms.

That was pretty much my feelings too and I will have a piece of this , but one thing I am becoming aware of over the last few months (not necessarily on MT) is LTV's creeping higher and rates creeping lower.

Press reports suggest YV** are intending (or might already have started – target was to begin in April) to build 46 more cottages on the estate. Not mentioned on VR (whilst the lack of availability underpinning prices in the area was).
There also seems to be some history to transactions on the estate which might be of relevance. Google is your friend.
