Potentially I like this site, BUT ...... we are asked to lend almost entirely on projected figures ........ and there seem to be glaring errors in these figures. Quote - "Base case returns show a projected return of 47.82% net return (15.94% p.a.)" If the investment after 3 years is worth 147.82% of the loan this is a growth of about 14% p.a. 14% compounding each year. 14% p.a. (please check my figures) !
Later in the 'Prospectus' ....... If 90% of the investment is returned after 2 years, ..... the figures are altered again. Getting a complicated a theoretic calculation, but maybe justifying a 15.94% p.a. return claim. (or higher?)

It's not a loan....and you definitely can't apply compound interest. There are so many estimates involved for different circumstances I'd actually be surprised if you could get everything to match up perfectly as it's not easily presentable (and nope I'm not going to try and check your figures). It's their first deal of this type tho so I'm sure there'll be further tweaks to the website, and what/how they can display it should they be able to offer similar deals. As it is the actual returns will be whatever we get - highly unlikely to match any of the figures quoted exactly. May be less, may be more.
PS if things still aren't adding up for you, possibly one of the reasons may be that (unlike some other similar sites) PM endeavour to quote net returns rather than try and suck you in with unachievably high gross figures

Not sure quite what you're referring to, but above is a reminder of my summary !!!!!! The only thing we really know is that it can't be precisely predicted. We (ie everyone invested via PM) are a very small part of this deal anyway, but there are some really big sharks the developers need to keep happy (ie the HNWs, institutions & whoever else is making up the other 98%) compared to which we are merely remora.... but hopefully we'll do quite well out of it. As for shirts this is but one deal, there will be plenty of others so I do hope you haven't gone overboard. Personally I've put a bit more in than I would normally (but it's not my largest single investment either) but gotta remember the diversity...

Oh I'm sure the private equity folk could easily have filled it elsewhere - this kind of thing would normally be way beyond our reach, but PM managed to get us an allocation...which I guess was so small in the scheme of things that they felt they could afford to be generous... probably none of their other investors would blink at being deprived of this small amount Will be interesting to see what else the partnership might lead to.

Just to add in a bit more detail, this listing was the first attempt for us at showing institutions that the crowd can move quickly and have a desire in investing in these types of deals. Think of it as a test I guess, and, we passed! It's clear there is an appetite for these types of deals and we hope that we can negotiate an allocation in their future deals. This particular deal was oversubscribed but we have a good relationship with them and they are forward thinking in their approach to crowd funding which is great for us and our members. Not much more left in this listing but do keep an eye out over the next couple of weeks for other exciting opportunites

Other Property Moose investments are related to a defined UK address ... with SPV 52 it seems to be £1 shares in a Sub Fund. Are we going to know the master fund and the defined share in this ? (there may well be issues of confidentiality ?)
