Thanks for the update Paul and let's all hope you can get this one live within the next day because I have had funds standing by in my account for 6 days now in anticipation of this one and I'm desperately wanting to see it go live after withdrawing from certain other options to fund this opportunity.

I kept a healthy sum on platform awaiting this go-live (and certainly had no problem funding L(fSS)'s interest mistakes). Reading here though I wonder if L(fSS) ever think institutional investment might be an easier funding route

But perhaps institutional investors or their brokers would prefer to see a greater deal flow before spending time on L; and even the wealthy have to watch their diversity/exposure.

Ah. I know these solicitors. They are every, almost every, solicitor that I have ever dealt with. They don't use email. They don't make phone calls. They have a letter for you and their office is 1/4 mile from you but they don't invite you to pick it up; they post it and they don't tell you it's on its way. Or it's not on its way, it's being typed. Or it's been sent to the wrong address. Or ... [fill in your experience of using UK solicitors]

As this is not a rollover - Does anyone understand at what point in the process PBL122 will be repaid ? Before? When 167 goes live? Is fully funded? Drawndown? Or, maybe, what is anyone expecting?

[fill in your experience of using UK solicitors] They don't stick to their 14 days for responding to correspondence, they are slow, they are not clued up with the law, they make several errors, they are a joke. When the solicitor went on maternity leave there was no proper handover before going on maternity leave. Now that the replacement solicitor is ill, there is no one to cover them, they don't outsource so that they can stick to their rubbish 14 day turn around time.

Hi all, I'm sorry, but completion of this loan has been delayed because the person selling the property to the borrower would like to retain rights over certain parts of the security property to graze their animals. We need to make sure this does not impact on the security and the only way to do this is for a formal legal agreement to be drawn up between the vendor and the borrower to ensure the agreement can be terminated without recourse to the legal system. We know all sets of solicitors are working hard to get this agreement in place and as soon as this has been done we will look to proceed with drawing down the loan.
My apologies if this has caused you any frustration. I will provide an update when I have further news.
While there are sometimes delays to loans going live, we do do our best to pull out all the stops to keep any delays to a minimum.
