Hi Upland, We're growing all the time and hope/expect to be at around 40 loans within the next month or so. But it's worth remembering that we're already at the stage where no more than 5% of investors' money will be concentrated in a single loan, which we think provides a good level of diversification. I like to trial the withdrawal process before investing a significant sum, all completed in a timely way as follows.
Request to withdraw £10 on Monday morning. 10 £10 loans were sold and repurchased as £9 loans. Funds arrived today as promised.
While there is no guarantee that future withdrawals will be equally fast I suspect that there will be few problems as the platform grows.

Hi Vanessa My point is that what I have is not a 5% max so its not even as diverse as you could get with 20 holdings. If I were to put more in would it do the same ?

Waited a couple of weeks to add more funds, then spotted a little rise in the target return yesterday to 5.4%, so have managed to boost my anticipated rate of return up to 4.96%. I note this morning the target rate is back down to 5%, so it does vary quite a bit!
I now have money spread over 20 loans, (8 new loans added with this investment), so it would seem more loans are now coming on stream? However, in common with upland's earlier posts, I do have several proportionally larger loans of 7.75%, which could potentially hurt returns if one of them got in trouble. As I add more cash, this percentage should hopefully further reduce though... Vanessa, is there any possibility of putting on the website the number of loans currently being funded, or even better, a list of all their postcodes, that way it may give more confidence to add more cash if we know the likely destination of funds?

I'm up to 38 loans now having made 4 investments starting Aug 1st, last one a couple of days ago (about 4% max I think). Little and often is clearly the way to go - which is no doubt why they encourage automated monthly deposits....and it may be that it's never really going to suit the more active investors such as ourselves. I keep thinking about setting up a monthly payment but a) am not that patient and b) would struggle to predict what money might be available and when there's so many other temptations on my other platforms A passive investor setting up a monthly payment will probably be absolutely fine tho.

At current, we have information regarding the number of current loans displaying only for users who haven't not invested yet. We will however will be looking into showing the new rate, and the number of loans for the new investment. I do understand that having a list of the property postcodes would give more confidence but unfortunately we wouldn't be able to disclose the actual postcodes for privacy reasons. Best, Vanessa

And now 39 without even doing anything... (seems I've had 2 capital repayments in the last week that were then reinvested). So I guess however you invest diversification will improve over time...still think regular-ish deposits is probably the best way to go tho.
