Loan Information & Observations
Borrower - G** H**** LIMITED
- SS say our borrower (the above company) is an experienced team of developers and project managers. They have a number of successful projects, which SS have listed on the loan overview.
- Despite what SS state above, the company was Incorporated on 9 February 2015. It only has a single director (J*** C****** W****) who is 100% shareholder. I can't see a Parent company and assume this is not a SPV.
Loan
- Our borrower requires the funds to purchase the property and also to finance the planning costs which will be substantial.
- Very Important : The vendor of the property is entering into a JV with our borrower and is deferring at least £1m of equity in the project and will receive a proportion of any increase in value post planning.
- Because of the above, SS have explained (in the loan overview) that the LTV will be close to 100%
Security
- A large 8 Bedroom Edwardian country house, constructed in 1906, including 13 acres of rough grazing land
- The site is currently zoned for planning; it is the borrowers intention to apply for residential planning permission which would significantly increase the value of our security if the planning permission was granted.
- In regards to the above, SS explain (in the loan overview) that our security has been valued without any 'hope value' so the planning strategy which our borrower will pursue is irrelevant to the loan other than it 'might' increase in value depending on the outcome of that planning application.
- Refinance or sale post planning.
- If planning not achieved within loan term, refinance or sale based on current value.
