I think paying a bonus accrual on a loan brought up to date is a complete surprise? (allowing mike/new2 to confirm otherwise).

The main upshot of extending rather than renewing seems to be that I and others won't be getting any bonus interest. Again. It's not often I like being wrong.

Update re some unpaid interest:All's well than ends well Not really. I've had a lengthy ticket open on this missing interest for nearly 3 months, after failing to get any response on this forum. Lendy constantly failed to sort it out, denying that there was even a problem. The ticket is still open.

Yet another repayment on this one today, I had some cash on account pending withdrawal but I've thrown it into the remainder of this instead. Even by Lendy & RICS standards surely 15% LTV is an attractive proposition and the owner seems keen to keep paying down the loan as and when possible.

Indeed - this is pretty much the last loan that I am willing to put any money into. The borrower has paid back so much now it would be a folly not to pay it off in full, and even a distressed sale at a quiet auction house would realise the outstanding amount quite comfortably, despite Lendy/RICS best efforts to extract the urine somewhat. I estimate the "real" LTV to be around 45-60%, assuming various worst-case variables.

Over 83% of the remaining balance of this loan repaid today.
If the next payment is for more than the outstanding balance of this loan (which seems likely given the previous pattern of payments), presumably PBL194 will no longer be a "second charge loan", and the balance of the payment will be directed there?
