That valuation is based on the capitalisation of the rental paid by the football club, but in reality there is no way they could possibly afford it. IMO the valuation and the LTV are moonshine. There is unlikely to be anyone willing to pay 13.65% of the valuation for it. err, somebody who wants to use the land for development?

GOOD NEWS!!  Peterborough are being thrashed 5-1!! BAD NEWS!! Still 14 mins to go!  It an interesting concept, loan repayment dependent on the results of a series of football games

I (clearly IMO) meant that nobody would pay 13.65% of the VR for it based on the rent quoted being paid by the FC. If the site has some other use be it development or a gold mine or anything else then a new valuation would be needed based on that use. So far none is forthcoming because AFAIK there is no solid prospect of any such use.

Looks like our favourite football club is having to sell one of its promising youngsters. "Finalising a deal" with Aston Villa for 750k plus add ons. Hopefully not to afford it's loans......
