The last few years have been a "golden age" for P2P; it isn't always going to be like this! Sounds like I've missed the boat although it's still considerably better than the 0.95% Cash ISA my bank offers ......

+1. My mortgage rate is now just 1% and we can borrow more with just a click of a mouse. So my mortgage is also my investment fund and SS, MT, FS & others have been where it has landed, enabling me to pay the house down a lot earlier, using my previous employers own money! Careful choosing of amounts, loans and associated timing means I have averaged over 11% even from 'Feeble Clowns'. I like to think of it as the maxim that Northern Rock forgot which goes , I believe "Borrow long and lend short." Nice to hear that we're not the only ones investing mortgage money. Nice to hear that we're not the only ones investing mortgage money. I'm all of a sudden feeling rather safe paying off my mortgage steadily these past few yrs!!! Who are the Feeble Clowns? FundingCircle? Yes - my paltry attempt on the very long running game of how many different phrases can you get from 2 words starting with "FC". I have averaged over 11% for about 18 months now, so not as long as some - lots of respect in their direction! I wound down from "Feeling Comfy" around a year ago after their rates started dropping and I just couldn't find the loans that met my risk criteria but still delivered over 10%. A brief dally with ReBS left me feeling at the time that I was just looking for the impossible, but then I discovered SS, MT, FS and now Collateral and so my 5-year plan to pay off the mortgage is back on song after an eager, but misplaced, start on Bondora. 20 months to go and with the belt in a notch or 2, things are about 2 months ahead of schedule.

The forum is proving to be an invaluable source of info already! On the other hand it can make you feel like the poor neighbour ....... total funds of 1k (and 13p interest) Well, I know lots of people will disapprove of this, but our entire investment fund is money that we borrowed on our mortgage. With mortgage rates at 2.5%, and over 100K borrowed and invested across a bunch of platforms, we are building up money for our future retirement years. All the mortgage payments are being made out of our earned income, and so we are reinvesting all interest we receive. Being self-employed people, this is our best bet for a comfortable retirement: before we got into P2P we just planned to work till we dropped. I'm not sure I'd recommend our strategy to other people, but it's been good for us - so far anyway! Hmm, it's not for other people to approve or disapprove. As long as you could afford to lose the lot, it's your money (or the mortgage companies)!

I haven't been in FC very long but all the fees and complicated site make it very un-user-friendly so I'm currently pulling out. MT is very easy to use so I'm moving stuff there. AC is quite easy too and there's an article online somewhere about a user's experience.

They do a variety of business loans, and you can either build a portfolio by choosing which loans you want to hold, or take a 'set it and forget it' approach and invest via one of their managed accounts. The latter don't offer huge returns -- 7% at the moment -- but they do have protection funds and require very little time to manage. Which approach would be best for you all depends on how deeply you want to get involved in the detailed management of your portfolio, and how much time you are willing to commit to the project.

Yes! It recently took me a month to go through the threads from 2014 as part of my platform DD. When a loan thread is, say, 14 pages long I used to shudder at how much would be DD and how much fluff about pre-funding or time of go-live...even the football scores!

Repaid £3,500,000 should make a nice dent in the SM 2.7 million go live of course. Still, that and the interest at the end of the month. I've only got one loan for sale that's stalled and I'm having second thoughts about selling it any way.
