Unless the loan over on Collateral fills then then there can be no imminent repayment for Ed or our funds here at MT, begging the question which came first the Chicken or the egg? I bought back some of what I'd sold as it doesn't look imminent

If it does not happen I would think they would lose a fair few investors as people have moved money from the same loan till go there. Didn't that hotel fill in the end ..it ended up being repaid for other reasons if memory serves me correctly It did fill eventually, but it wasn't done by underwriters as COL had originally said it would be in the event they were struggling to fill it. It was a long tedious drag to fill the loan, as a result it could not be traded on the SM until it was filled, and was fairly illiquid afterwards.

IMO C's valuation looks like they started with the answer and worked backwards, tweaking the things that could be tweaked.

The rental assumed for the standard rooms are similar but the MT VR appears to assume that the studios are smaller than the standard rooms when in fact they are larger. Thus the assumed rental for the studios was £75 per week for MT and £115 per week for COL. The developer has also managed to covert 6 standard rooms into accessible studio rooms with a higher rent.

However, the question was never resolved as to which rental figure was in error.

It's an interesting coincidence that 69% of the headline GDV is almost the same as the JCT construction cost. Whereas the room rentals may perhaps have been in error in the original valuation, it was necessary for other assumptions to change for the LTV to go below 70% rather than, say, 75%+.

So that's 75% filled with backers ready and waiting to fill it up if necessary. That doesn't seem too bad to me...saying that Lendy would have filled it within minutes.
