For the IFiSA can you only use the auto invest? I was under the impression you could use manual invest for that to but when investing manually it does not give me the option. Yes, and Kuflink only take 5% of the first loss...so people who invest in the IFISA or Auto Invest get more risk and less reward! I don't think I will ever work out why Kuflink made that decision, it's quite strange from an investors perspective. True, but the same properties are not offered on each so the deal flow has been very slow on manual.

Second charge, 6.95%, non-viable development, not for me.

If I have read the valuation report correctly - not only does it state the above but it also sates the amount requested is excessive against the works proposed. In addition it also says there is also a number of vacant retail units in the local surroundings. I was looking to put a bit more of my MT cash into Kufflink but not on this one I guess.

Hi peerlessperil, In regards to the paragraph you have pointed out in the valuation report, whilst the valuer has advised that the renovations to the property may not increase its overall value, the rental value will increase up to £10,000 per annum. Kind regards, Danny

puddleduck - Thanks for getting in touch. If you could kindly PM me with your details, I will look into this further for you to ensure that you are paid your cashback. Kind regards, Danny Hello Danny We already corresponded by PM regarding this. This never tracked into TopCashBack although you know I came via them due to your Topcashback branded landing page! I have put in a claim for missing cashback via them, and this is now sat at 'Waiting for Merchant' I am just wondering how long it takes you to engage with them, as this is fairly cut and dried, as the audit trail from click through to investment as a clear as day.

This is interesting as I had a Kuflink cashback tracking issue via Quidco. The info I was provided with said that my click came from Viglink which is what all clicks made through this forum go through, which basically means my cashback is lost. I did try to raise a claim but it needed an order number which I don't have. Hopefully Kuflink can sort the issue out to avoid anyone else being disappointed. It's easy to be negative so I'd like to say Kuflink is still one of my favourite platforms (and I voted for it as one of my choices in the P2P independent poll! p2pindependentforum.com/thread/10539/p2p-independent-forum-platform-2017) , I believe it needs a few tweaks here or there to compete properly with the larger platforms, because when AC and RS get their IFISA's launched smaller platforms are going to be left behind unless they play to their strengths.

For my order number, I used the bank transfer reference, which uniquely identifies me. Danny already confirmed I would not miss out (I would have exercised my 'cooling off' right otherwise) - having been burnt by a few cashback offers I always take screenshots at every stage. However as financial products are regulated, then if promoted cashback isn't paid, this is mis-selling, so this isn't something I would just roll over about. If you clicked through Quidco and Quidco has a record of your click, there is no ambiguity for you. Edit: For this sort of thing, its' very useful to keep a good papertrail and screenshots... (see attached)

I've written the money off now, the annoying thing for me is that I have a large-ish ISA (~£40K) I would have transferred to Kuflink when they did their last 3% cashback offer but I don't think I could take losing out again if something should go wrong! I will just stick to their select invest loans now which IMO offer some of the safest loans in P2P. Good luck, I hope you get a good outcome with your issue.

I too am currently discussing with kuflink an issue with TCB link tracking They have assured me they will ensure it is paid, but it would be a good PR exercise to sort out these issues ASAP kuflink as it appears it is not isolated I too would consider investing further, but not until this issue is resolved

I've had a response to my TopCashBack claim as my transaction has been located - i suspect my post here had an influence as the timing was too coincidental. I got an e-mail just now offering 3% on deposits (EARN 3% CASHBACK UNTIL MIDNIGHT ON 05/12/2017) however until I see Topcashback payment materialise I don't plan to invest any futther on the basis of promised cashback but for you maybe hopefully this new offer will make up for it somewhat.

That's good news, I'm glad you got it sorted out. Well nothing has been received yet - I am rather concerned by these TCB stats... We last received a payment from this merchant during July 2017, for transactions in June 2017. The TCB landing page on Kuflink says it's paid in 14 days..'then 14 days later you'll recieve your 5.5% cashback', so to me this doesn't add up with the reported payment speed. I think Kuflink need to have a good look at this. I recently went to the Financial Ombusman Service regarding non-payment for cashback for an insurance policy. The FoS were very helpful, and I got the impression they get a lot of 'business' from cashback issues, they will cover any regulated product ie insurance, bank accounts, credit cards...anything where a financial incentive is offered to take out a regulated financial product. As soon the the FoS got involved, it was paid same day...

I signed up through the Quidco offer last May but emailed Kuflink at the same time to be sure. Kuflink credited my large amount of cashback quickly and directly with no fuss. I never even found out whether the Quidco tracking had actually worked.

I never even found out whether the Quidco tracking had actually worked. I did similar but via TCB and contacted kuflink the same day, as I suspected it hadn't tracked properly. Hari and Danny were superb and offered to pay up directly, which they did as promised. As it happens my TCB never tracked either, but as I was new to them, wondered if it'd been something I'd done wrong...seems not, if so many are experiencing it.

Hi peerlessperil , In regards to the paragraph you have pointed out in the valuation report, whilst the valuer has advised that the renovations to the property may not increase its overall value, the rental value will increase up to £10,000 per annum. Kind regards, Danny Hello Danny I am iffy about this as well - the exterior photos on the valuation appear to show two boarded up / shutttered businesses next door. The valuation was on a Thursday and it was daylight so during works hours, so they would appear to be closed. If these two neighboringproperties cannot make a go of it, I am not seeing why these people will have more luck. I suspect high rents are the causes of many a shop to fail, so I'm not sure that the rental increase will make it more appealing. With a 2nd charge security, this to my eyes is too low a rate for the risk. I don't think this is a good loan.
