Hi all,
Just to let you know, we have recently placed a new deal onto the platform which is now live so you will start earning interest on any investments straight away.
Here is some information regarding the deal:
- Located in Rochester, Kent. - 18 month deal offering 7% pa gross - 1st charge, 70% LTGDV - £814,000 total loan amount so £651,200 available for our investors with our 20% stake - The borrower is a property developer with over 20 years’ experience - They will be borrowing funds to assist with the development of 9 detached four bedroom houses for which he has already obtained planning permission - This is the first tranche of several with a total loan amount of £3,579,000

Kuflink are offering 3.5% cashback at the moment for investments in auto-invest and ISA transfers

I'm not putting any more in until we see an SM (hint! hint!), but could be useful for others

Thanks puddleduck for highlighting this offer. Just to confirm for everyone, this 3.5% cashback offer is running until 23:59pm on Monday 5th February 2018. If you take the 12 month option as an example, you will get 7.49% over the year which is higher than what we would offer on our Select-Invest deals. Hi jcb208 , Thanks for your question. The cashback is also applicable to any ISA transfers initiated during the cashback period so when we receive your funds (which is usually around 17 working days on average from initiation), we will pay you your cashback into your wallet after 14 days from completion. Self selected loans are yes, but the "auto-diversified" loans and IFISA only pay around 4 or 5% (3.99% when committed for one year).

For some reason, Kuflink reduce the rates (down to 4-5.35%), and also reduce the subordinated co-invest (from 20% to 5%), if you use auto-invest or ISA products. It's a pity because if they were able to offer a rate of around 7%, combined with 20% co-invest on the auto-invest and ISA products, it would be a very attractive product, and the demand would be high.

I have issues with Kuflink, but this isn't amongst them. Portfolio loans normally offer a relatively quick exit via sale on a SM and often access to a mature loan book of multiple loans, hence the lower rate I get Kuflinks USP with 20% first loss, but the rate the investor receives (around 7%) is lower to pay for this To half this rate and reduce first loss (I haven't looked much into this, but above quoted a reduction to 5%) into a small number of loans with no SM to exit, doesn't really appeal to me EDIT: looking at this it appears to be packaged with a tie in of 1yr, 3yr and 5yr and annual interest (no compounding)

To half this rate and reduce first loss (I haven't looked much into this, but above quoted a reduction to 5%) into a small number of loans with no SM to exit, doesn't really appeal to me I honestly think if Kufflink had an SM they've have more uptake and wouldn't need to offer the cashback. A few of us have been asking about an SM for 6 months now - you can lead a horse to water......
