Hi @magenta14 , I've just been on with the developers and the pipeline facility will be up and running by next week. We're not sure if we will be adding pre-funding initially but you will be able to see the loan details. Many thanks, Gordon Is the pipeline working now then?

stevio , With regards to HPI docs etc, we can look to add this in the future, also a redacted written statement can also be added. Peter has all ready mentioned that he will invite investors to our office where he can take them to the safety box facility. We will continue to bring quality loans to our platform and look forward to a long relationship with our investors. I know you have the better profit on those but not sure how much interest they will generate as probably most investors are already exposed to property on multiple other platforms. I think you had one property that was a tiddler and would fill on SS or MT in nanoseconds but here it never got any traction. I think it only got filled with single digit percentage before got pulled / repaid. My suggestion would be for you to dominate your niche of jewelry, other valuables, maybe classic cars, art, catering vans. In short - something others don't do.

I personally don't want another platform that invests in property. Had already plenty of those. COL has its own competitive advantage doing what they do now IMHO.

Question: Is it possible for a platform to grow to critical mass without offering property based loans? I'de rather have a platform that offers property plus other asset classes rather than staying a niche player and coming unstuck due to lack of volume.

Zopa, Ratesetter, Archover? I was mainly thinking of Asset backed lending as opposed to consumer. So Archover does count even though at lower rates.

I personally don't want another platform that invests in property. Had already plenty of those. COL has its own competitive advantage doing what they do now IMHO. Very much my position too. But - what about property buy back loans? I realise the legal overheads would be greater (thus limiting this approach to larger loans) but in the event of a default, recovery should be faster since the ownership of the asset has already been reassigned, just as with the jewellery. From my loans to other platforms specialising in properly, it is clear that appointing receivers and disposal of assets is a long painful process - in which I don't really need any more involvement! Given the high legal charges - and stamp duty of course - I can't easily see this flying, unless there is some financial/legal magic to be deployed, but was an interesting bit of post-beer-festival speculation last night.
