ablrate, the new loan says it is roughly 65% underwritten; is this picking up the total pledges that were made against the earlier scheduled loan, or is this a separate underwriting exercise that's been undertaken? If the former, how are previous pledges netted off against sums we now invest directly?

Hi Stevio As per the email we sent out the pledges were zeroed, so if you want to bid you can do that now in the nowmal way. The £1.5mn came from separate lenders. The reason we zeroed the pledges was that the loan is different now and it would have been unwieldy to reconstitute the pledges individually, if that makes sense. Regards Ablrate

Regards Ablrate So, if the previous £2.2m loan pledges were zeroed, why is the new £700k loan shown to be 65.245% underwritten (ie. has received pledges of £456,715)?

Sorry about the error... fixed.
The upload that caused the error was for the pledge system and confirmations. The pledge system now shows any pledges made (there will be none at the moment but if we do another pledge loan, when you pledge you will be diverted to the section where you can see it 'Active Bids, Offer & Pledges'). Also when you made a bid on a primary request, or entered a secondary trade, bought or sold on the SM etc... not much happened, now you have an orange bar across the top of our screen with the confirmation message and the screen will divert to the appropriate page to show you what you have one.
Regards Ablrate

Why does the loan say security value is 700k (and the loan itself is 700k)?
Am I missing something?

You mean the existing B******h loan, Elliottm? I had a large chunk of that but people who missed it kept offering extra cash for a part of it, and now I have very little left for myself. Just too considerate of the needs of others, me. Of course there is always a reason for the rate, and I have expressed concern in other posts that people should look beyond the AER, consider the cash flow and the tax on interest. But still they want it, and they will not haggle properly. It's time for another 16% loan.
