As a batsman, 'Beefy' hit the ball big-time, while 'Ollie' Milburn was a big man who enjoyed hitting the ball. At no time in his career would 'Beefy' match 'Ollie's physique and the girth that nature (possibly in the form of hop flavoured barley products) had bestowed on 'Ollie' wouldn't be acceptable in the modern game.

Probably being stupid but... if I type "Leeds" into the search in the 'All active and past loans' - I don't get any hits. Any chance of a loan number or some text that will bring the loan up on the FS site ?

Revisiting this loan for the first time in twelve months, I think I missed the elephant in the room first time round. The FS loan description doesn't make it clear the property is not actually a 5 bedroom home, but is split into flats. Something I missed last December. The Leeds council tax website (search on the first part of the address from the VR) shows six flats, and the Rightmove auction advert from last October ('Key Features' tab) describes six studios/flats. FS describe the exit strategy as longer term BTL mortgage ... which may not be straight forward unless the flats are indeed all self contained. But probably does explain why we were puzzled by the sale price last year, we weren't comparing apples with apples.

I often visit the Leeds auction as I invest in the area. My opinion for what it is worth is this 1) this is NOT a good area of Leeds
2) impossible to see the condition of the house
3) it could be a profitable HMO but getting planning approval, fire regulations etc can make the conversion expensive in the short term. This area will only attract people on lower incomes
4) I can't see how much (if any) spare cash the developer has so cashflow maybe a problem
5) I think the price paid for the house was on the high side - a few years ago it could have been picked up for 50% of the price paid
6) I would not be happy with a LTV of over 50%
I think Leeds has great potential but this is one part of the city I avoid.

Five bedrooms; six flats. I presume the sixth tenant sleeps on the sofa in his "pod" (doesn't sound big enough to be a "pad").
