Depressingly low actual net rental yields.
My property partner properties are outperforming on yield and they target 2 - 5% net.
The house crowd doesn't seem to be doing any better.
I feel the properties are much better managed by property partner than the other sites, although of course the tenants are very different.

Thanks for your imput pom (and all others) Correct, I havn't contacted PM directly. I would probably be dazzled by a stream of facts & figures, would never know the questions to ask at the time, and my brain would glaze over into a stupified state of non-comprehension. So I prefer to slowly find my way around, with the help of this forum. Anyway, I hope that propertymoose appreciate a bit of public feedback concerning how a newbie might initially perceive the experience (though I might be non-typical). I really like to see full & clear info laid out before me on a web site (though nowhere is perfect, far from it), but the forum is a very useful place for in filling in any blanks.

can stampduty be avoided by simply buying in multiples of £990 or less? kaya I just asked the exact same question (with no answer so far) - i have trawled through about 12 pages over a few threads that mention stamp duty, but finding your question (which gave me hope that I would find an answer) has been the closest I came. Did you ever get an answer? Did you ever try it & are you writing from HMP?

It was (for me) a purely hypothetical question as I never put that much in any property. I doubt anyone ever pays any 'stamp duty' on PM investments. HMP is, I assume, the jailhouse for tax avoiders.

My PM returns are a bit lower than I was expecting - 4.1% XIRR. However, to put those into perspective, my THC returns have just today dipped back into positive (0.02%!), after a 70% loss on an off-plan development... Without that, I'd be looking at just under 3% there.
