Hi sannytwist , This has been our largest loan to date and will be filled before drawdown, so if you want to sell loan parts you will able to do so soon. Going forward we won't be doing loans this size until we are confident we will be able to fill it with our investors. Many thanks, Gordon

Hi ozboy , We are offering the loan to our investors for as long as we can before the drawdown date. All investors are receiving interest from when they bought a loan part. Many thanks, Gordon Thanks Gordon, speedy Reply as usual, for which C are gaining a deserved Reputation.

Seems ok to me, reading this thread it appears purchaser is putting around £250,000 of his own money into the purchase and is paying six months interest upfront. Over on Funding Secure there are often 70% loans on property the borrower already owns and bought years ago for a fraction of the current valuation therefore putting no money in and they don't pay six months interest upfront. This Elms Hotel borrower would seem to be clearly motivated by his £250,000 investment to make this hotel a success.

Do you earn interest whilst loan is waiting to draw down/fill?

I might be missing something here (and please correct me if I am) but is it a big problem if you can't sell loan parts at the moment because the loan isn't filled?
I invested 30 days ago, anticipating that I would be repaid after 6months.
AFAIK I'm getting interest from the day I invest, so speaking personally I don't see anything wrong (unless I change my mind in the next few days and want to sell)

Hi Richard, no the problem is the size of the loan. As it takes substantially longer, l did not anticipate that it would take such a long time for the long to get filled up.

Hi richardthe4th, Yes, this has been our largest loan to date and it's taken longer to fill, although it does seem to be attracting new investment, so it won't be long before it's gone. There will be smaller property loans coming in the next few days, and we've also been approached on a couple of larger properties (not as big as the Elms), which we are looking at. We also have a few other asset class loans being worked on at the moment, which we hope to add to the platform soon. As usual I'll update on new loans when I have the details. Many thanks. Gordon

I see someone has hoovered up a big chunk of this over the last 24 hours or so ... sitting at 95.58% filled now.
Probably quite a bit from the reduced Lambo loan...

I wondered if that was an underwriter push or would that only be to close it (Gordon was confident of SM sales by next week), I only saw a jump to around 70%ish after the front end of the Lambo zoomed off.

Hi elliotn , It's all been taken by Collateral investors, just over £22,000 left. Thanks to our investors for all your support. Gordon

Gordon Just a quick note of congratulations to Gordon & the team as it appears this £1/2 million+ loan has finally been filled, an excellent result for such a new, young platform & resounding note of investor confidence in their approach so far. A note of caution however, investor appetite will only continue to grow, so I hope that your future pipeline is bulging & ready to produce a variety of tasty opportunities over the coming months - keep up the good work.
