Investors need incentives. Well how about the new founder investor offer? To reward us for being founder investors, we are to hand over more than 12k for a 5% (approx) free top up. A well-known ditty by John McEnroe (ex tennis player) comes to mind.

Aye an email djpix99. But I don't think this dubious 'incentive' will have much success. Suggestion for uownPunters like referral schemes. They work. A standard £50 each referral for a minimum 1k investment could see plenty of new cash rolling in. And if you give investors a buy-back guarantee if the properties do not fully fund/ is no secondary market by, say, 31/12/18, then investors can invest with confidence. Such a scheme will be cheaper to run that the previous 20/25% free share top-up, and most importantly, it brings in new investors, with the help of your current investors. I believe you have the foundation for a good business here, it just needs a little help of the proper kind to give it a bit of momentum.

kaya TBH sounds like im not missing anything, Ive only just added a bigger chunk now im more confident with Uown. I got to meet one of the guys who works for Uown a few months ago when I was being interviewed for their marketing and came away with a pretty positive outlook of the brand. It sounds like the properties can sit funding for a pretty unlimited amount of time due to them having a strong financial backing to support the running of the company and their links with the current owners, once the first sale has completed into the SPV they are planning on making it live on the secondary market. They also said they were look at offering a guaranteed buyback at around 95-98% of the current market value, but it was only an idea they were gauging interest on at that time.

uown - can you give us an update on how things are progressing please. Your email of 16th October said that it would be 6-8 weeks to get the Eden Gardens SPV set up, and then on Nov 29th you said "We are planning to open up the Resale Market for 8 Eden Gardens before Xmas" and "We are writing a blogpost about the Resale Market, which will give you some more detail", as well as promising some new website functionality.

Hi Guys, Happy to give an update of how things have been over the last few months, and plans for the near future. We have had some great progress in terms of investment and people signing up. People seem relatively happy with the site and the way things are coming together. In terms of Eden Gardens we had said on October 16th that it would take 6-8 weeks to get the SPV set up, unfortunately that wasn’t the case. It actually took us until the start of the new year to get everything finalised. This was due to a number of factors, the main one being a bank who had a charge on the property with the previous owner. Due to the bank needing to follow their own internal AML procedures, there was an additional delay and this coupled with the Christmas holidays meant that it took 12 weeks instead of 8 to get everything finalised. I have attached a copy of the title from HM registry, you can see on there that SPV UO1 is now the owner of the property. Resale market wise, due to delays with the property we are still a couple of weeks off. The good news is that I have personally been testing the beta version of it. It works but we are just sharpening it up and making it look and feel better. There is a blog post coming that will explain all of this, we will be putting it out when the resale market is launching (couple of weeks). Site changes wise, there has been quite a lot, some of them you won’t see, some of them you will. Here’s a list of some of the more obvious ones: No Payment Fees To keep in line with recent changes in the law we have removed fees on all payment methods. We will be reviewing this over the coming months as we still incur significant costs on card payments. We would like to take this opportunity to ask: If you plan to invest and you are not in a rush, please use a bank wire. Direct Debits Direct Debits are now even simpler to set up and can easily be edited in the "My Account" section. If you would like to edit your direct debit date or amount, you can by selecting the Invest Monthly button in your account. Investment Process We have revamped the process, you can now buy a share in a part of a property in even fewer clicks. You can now choose your properties, accept the terms and conditions, and pay from a single investment page. If you pay by bank wire your investment will be auto-completed when we receive the funds - you can put your feet up and we will email you once this is done. Sign up flow is completely improved. Some of you are already signed up so won’t see this. In terms of site stuff still to come we have the following coming:
- Resale market as mentioned
- A new email integration that will improve our communications, both admin and otherwise
- Improvement to the way that that KYC documents are uploaded
- A new type of investment product (still housing)
- A referral system
We are investing more and more in the platform after learning a lot over the last year, there’s money being spent on dev time and coders and it will hopefully make things much more seamless for you guys. Properties wise we will be uploading some new ones over the coming months. Thanks djpix99. We have had the property revalued and we are waiting to open the resale market before updating the value on our site. The property has gone up in price which is good. It was originally valued at £180,000 and is now valued at £185,000. So if you currently hold shares in this property, they will have gone up in value. (Please note that prices may still go up or down in the future.)

Glad to hear there has been a small uplift in the value of the property. I suppose this will be mainly down to the rental income going up in September.

Pretty happy with the SM experience, currently ~ £9800 £4742 available on that property. I've managed to sell some shares without issue although I got in early. They've provided an article on how the resale market works. 2%+0.5% charge to the buyer, Interest accrues until sale. Edit: Just withdrew my resale market proceeds and my bank account was credited within an hour.

Thanks for that jontyab. Its good to know some has been traded already, because as it stands the website doesn't give any idea of liquidity. (...and I think its a level of confidence in liquidity that people need in order to for the rate of investment to increase above the current trickle)

uown. Couple of things I note. Doesn't seem to be any reference to the .5% in the fees displayed when calculating the cost. Purchasing shares on SM works other way to main market. Amount to invest includes the fees so investment sum is amended downwards to reflect this , normally the fees are added on top of the sum to be invested. Might be worth highlighting in explanations. Min investment still £20 so can't sell less than that value of shares without someone else also selling

Hi Uown, your offering looks good but I have some concerns I wondered if you would settle?
1) seller has same address as yourself, what is the relationship and Is There A conflict of interest?
2) Why is the seller paying out 7%pa to prospective buyers if they do not have access to the money raised so far?
3) Is There A legally binding agreement between Uown/investors and the seller?
4) what happens if the value of the property goes up or down during the capital raising period?
5) does Uown Intend to offer any more properties for investment and if not can it be sustained with profit from just these three?
6) up to 30% has been offered to some investors as an incentive. Who is paying for this? Is it Uown or have you agreed a discount with the buyer
