Well, I've been out all day, but it seems the forum has fallen asleep or been too busy talking about deposits or the lack of them, a stalled SM, and a lack of emails (perhaps that's the reason?) to notice* (?) or report that DFL18 - pretty small and only 10% but nonetheless - is launching tomorrow. I received the email this morning. Just received the email about the banking issue too, so hopefully that will be sorted by launch time - hmmmm.
10% so my pre-fund will remain at £0, but as it's a small loan (at the first stage anyway) I guess some may be interested.
*It was listed in the pipeline update thread, but haven't found mention elsewhere, apologies if I've missed it.
Loan Basics Gross Dev Value Loan Value Loan to GDV Remaining Time Annual Rate £2,500,000 £297,253 12% 480 days 10%
This is a vacant cleared development plot with planning permission for the construction of a bespoke large executive home with associated gardens and landscaping.

/mod hat off Thanks star dust .. guess CD needs to get sent back in time to originate this thread himself (and index it). Watch out for the lightning effects. 8>. 10% is not very appealing .. at 12% Loan-to-GDV it might be, but I can't guess at what the final LTGDV will be when all the ducks have lined up, and the number of footballers wives wanting to drop £2.5M on a pad in Preston has got to be a rather small round number, surely?

As I slowly withdraw from SS, there is little point in starting threads where I'm not investing... Anyhoo... Large overpriced house in an area where it would make it the most expensive residential property in the area. If you do the sums, after the total DFL there is no scope for any profit. Hmmmm... No thank you BTW - I've been away for 48hrs... did I miss anything

Hi CD
Please don't disappear from SS as I rely upon you to give me the heads up on all these good and bad loans.
Best wishes, SXLR

CD is a man on the same wavelength as me and I'm not talking about Luxembourg 208.
Unfortunately SS appears to be imploding in slow motion before our eyes month by month and many savvy investors like myself and the dude are withdrawing from the fray gradually and seeking fresh opportunities elsewhere because the default tally here will continue to mount over the coming weeks and months and there reaches a point where losses become inevitable and the model must be in danger of becoming unsustainable.
A successful sailor will abandon ship before the ship sinks and I am not supporting the captain of the Italian cruise liner who got off before his passengers. The difference here is that I am a passenger and not the captain and that gives me the right to get off the ship first before it sinks.

New Tranche in the pipeline with: THIS LOAN WAS PREVIOUSLY 8%, BUT IS NOW OFFERED AT 10%. ALL CURRENT AND NEW INVESTORS WILL BE PAID AT 10% FOR THE DURATION OF THEIR INVESTMENT. Is it me or should that be "REMAINING DURATION" - I'm reading it that the 10% could be backdated? Tagging Lendy Support As spareapennyor2 suggests, this has always been a 10% PA loan. Have they simply reused an old template (maybe from when they upped DFL015 from 8% to 10%)? Maybe they don't think we'll notice and just think that we're suddenly getting a much better deal? Who can tell? Paul64 maybe.

This was exactly the same with Tranche Two! I raised it here p2pindependentforum.com/post/208745/thread on the pipeline thread tagging Paul I also thought as it was so frankly factually incorrect and misleading that I emailed their support requesting it was changed before go live. To be honest I thought then that it was appalling that 1. they never replied and 2. didn't correct it before go live despite being informed! The fact they are now launching tranche 3 with the same blurb, words fail me ...... Paul64 Lendy Support
