It looks as if the sellers held off putting more orders in on Friday so the situation has improved slightly with the availability almost down to 10% now. Still a long way to go though and I suspect there is much more selling waiting in the near future. The pipeline mentions another imminent lodge loan so it will be interesting to see how this goes especially as the rate is very tempting too.

Although I have a holding in this loan, I have taken my eye off the ball and haven't checked progress for a while. So I was rather surprised to see over 50k on the SM when I finally checked today. I thought this was a pretty solid offering and am tempted to pick up some more. But before I do, I was just wondering if anyone is aware of any particular reason why there should be a sizeable chunk available on the SM just now ? Thanks.

Amount on the SM seems to be falling steadily, which I would normally view as relatively positive. About 45k right now.

When this loan recently started jumping up the availability chart, the amount on offer quickly jumped from around 20k to 36k and then to 62k, at which point the sales dropped off markedly. Shortly after that the availability dropped to around 55k without any corresponding sales reported under recent investments. As subsequent sales slowly reduced the amount to around 50k, more sales were added to take the availability back to around 55k for some time. This all points to a single seller. This loan has a history of BH sales with very large amounts suddenly appearing on the SM, thus fuelling concerns as to what is happening. On the initial offering it appeared that one investor had bought around 76k just before the loan sold out. Eventually the SM is absorbing everything on offer, as it always has done before. Investors are always keen to buy small amounts when they appear, but sudden large amounts always cause concern and tend to reduce the sales rate, so this is probably why the seller backed off from the 60k plus.

Any update please MoneyThing Whilst we wait for an official update, the Fylde planning portal shows the application submitted in August 2017 for 4 x detached (vs 2 x detached of previous application) is still under consideration. New drawings were attached to the planning application recently so design discussions are obviously still ongoing. Links to all the planning applications are on DD Central, for those without access search Fylde Planning with the postcode from the first page of the VR. There are two sets of planning applications of relevance, one set for the residential park, and one set for the property demolition/rebuild.

I forgot to mention in my post yesterday that on the other set of planning applications (for the Residential Park) the 2012 change of use planning application was approved with conditions in March 2017, and an application to discharge those conditions was submitted in April 2017. This application is still under consideration (at least as far as the planning portal records show). Which slightly begs the question as to how two lodges can now be onsite (as per MT update Oct 17) when conditon 5 states Conditions 4 and 8 also appear to need discharge prior to works commencing. MoneyThing An update as to the status of this condition discharge planning application would be appreciated given your statement that 2 lodges are on site. (My assumption is in a default situation, recovery prospects could be harmed if prospective purchasers perceived there to have been planning breaches)

Hi MoneyThingCould.you provide some information on the number of sold lodges in your next update. The last info on the 29 lodge sales was in August. Given we are 9 months/half way through the loan I expect there has been a fair bit of progress on these now? Thanks

Hi MoneyThing - the last update to this loan was in October last year: 16/10/2017 ...A increase the number of new-build houses on the site is expected this week. What news is there of the decision? I see there are 4 houses being marketed now based on the 22 jan update from MT. I should say the planning portal doesn't say it has been approved yet. There was push back about the access to the properties. I assume this has been resolved and the portal just needs updating. MT will have to keep a close eye on the valuation and sales cash as the 4 house plots and 29 lodges sold off as the remaining asset value will gradually decrease. It would be good to see some partial repayments of the loan or ring fencing of some of the sales cash towards the latter end of the loan which is 9 months away.

A large number of revised drawings and an additional document have been added to the planning portal this morning for the planning application for the four detached houses. Design discussions with the council appear ongoing.

The planning application for the 4 detached houses was granted today (16th Feb) with conditions. Unfortunately on the other set of planning applications (for the residential park) there has been no further progress on the planning portal regarding the discharge of conditions. SophieThing / MoneyThing it would be useful if you could confirm whether you have seen written evidence that the discharge of conditions required before the siting of the units has actually been approved by the planning authority.
