If you look on trip advisor for a guide as to the use and state of these properties you will see mainly adverse comments. Perhaps this explains the receivership? Can't see how these can be valued as a "going concern" they seem to be in need of overhaul and much better management! Doubt if I will I be investing.

How much did you start off with? You can tell us, we're all anonymous here. My Belgian buddy never really worked, the 3 million or so he inherited kind of makes work optional, unless astonishingly greedy. He can claim retirement and a claim of investment superiority any time he likes, except he never really worked for that option. Secondly, don't you feel that retirement is getting put on the scrap heap? Or has your savage ambition just died, now replaced by a desire to improve your handicap? Mods may prefer this in early retirement thread but I can say relinquishing the day to day stress of the City for retirement in the tropics in my 30s has wholly reinvigorated my zest for life rather than the burn-out of being a corporate slave. You don't say what currency..........3,000,000 Vietnamese Dong wouldn't go far!!

Good steady stream of regular customers and 12% - what's not to like. 1. The borrower. 2. The fact that these places are so run down or soon to be so run down they could need major refurb - and that costs time and money and customers can't keep coming when the place is stripped out. 3. These loans could be difficult to resell even at 100+ days and 12%? They are surely very much the lower end of the bridging loan market. Might be worth investing short term cash for a few months, if you have nowhere else to put it.

You're alive!!! Had us all worried there for a month or nine. Alive and well thanks. Retired last year at the grand old age of 48 so have had other things to occupy me, but getting back up to speed now. (Early retirement thread was fascinating, everyone should have a read). So 2 of these loans go live tomorrow. We are encouraged to make sure our pre-funding on these loans is accurate. Well mine has never been so accurate - zero!

PBL176 live at 12:52. 492 investors. Looks like it filled as there was almost nothing on the SM (£150). Investor activity has purchases up to £3450 so guessing max allocation is at least that. Cannot believe the allocation would be that high. But did not see any SM activity.
PBL177 live at 13:05. 589 investors. SM availability £17,734 at live time. Looking at the investor activity, max allocation was at least £800.
PBL178 live at 13:12. 1447 investors. SM at zero. Max allocation £2180.

2180 was a bit chunkier than expected on a c1M loan (testimony to the DD on here).
I had to sell 30 to make it O.C.D. compliant.
I can confirm it is a high class loan*.
(*as were the ones that sold within a refresh to pay for it).

Re 176, I was bothered by two related points - how much damage was done by the fire (and is that why the borrower's have decided not to go ahead with doing the development in house), and what is the uncertainty in the valuation (the residual value calculation was based on the borrowers' estimate of £700,000 development costs). Between that, the 8% rate, and an absence of a cash float in my account (the loose cash was sunk into the Newcastle loan a few days earlier) I didn't bother taking a close look. I'm not surprised that there wasn't a great amount of interest.

A high class loan indeed - already a very rare and sought after beast on the SM. I took just £800 - but only because I'm not moving any new money into Lendy - I am downscaling - and I could only be reasonably certain of having sold that amount in the next day to fund it. Nonetheless I have slightly strengthened the longevity of my portfolio by adding this one to it. I too suffer from OCD issues. And have to have round numbers. I like things in neat hundreds- and I prefer even numbers to odd numbers. If I have say £3,700 in a loan I feel compelled to sell £100 of it because it irritates me when I look at my loan book. It's something I have to live with. My spirit level is my best friend.
