I do hope other platforms have 'spy accounts' with COL. They might learn a thing or two.... Agreed. I think some of the others clearly underestimate the additional investor confidence that can be inspired by a few words from an _independent_ person, simply saying 'all is fine'... The real trouble is when they say "all is fine, trust us and give us more of your money…".

A top class platform with a top class loan and top class communication and a top class interim Surveyors report and let's face it a super high class interest rate of 15% to boot.
Another glorious thing about these tranches at 15% on this development are that they take weeks to fill and in the meantime are not drawn down and therefore you are getting 15% interest for virtually no risk at all because your money is sitting safely in the COL client account in the meantime. I shouldn't be divulging all my investment tips but I'm feeling in a generous mood after being able to take some more 15% while still managing to spread my eggs because of the clever way that COL release the requests for new funding in mini tranches.
One idea I had that would guarantee 100% liquidity in that there would never be a sale queue would be to fully fund one of the tranches yourself.
It still beggars belief somehow that this platform did not win this forum's platform of the Year award last month. A travesty of justice on an enormous scale a bit like the hand of God goal by Maradona.

Hi @new2p2p,
I'll put more information in the loan announcement emails in the future that will let you know if they are further development loans etc.
As far as breaking development loans into parts, we do this not only for investor liquidity, but so we can keep the flow of money going to the developer to insure work progresses and stays on schedule. Obviously as we grow our investor numbers, the uptake on loans maybe quicker and there will be less need for us to do this.

Nice pictures! I can read pictures. Although to my untrained eye it looks more than 3 months worth of work to do yet. Hope there is alot of overtime involved.

Taking weeks to fill mini tranches makes it sound like the platform is not inundated with liquidity atm, will there be a drought of fools for you to dump on?

Re independent person, there is a thread on DDC regarding this surveyor. Col have recruited the services of a QS to review their sites so this may not necessarily be a one off, arm's length service. A nice summary but no detail in comparison to the AC IMS reports but prettier than Ly's summaries.

Liquidity. The new tranche is much smaller than the earlier tranches. Therefore it will be more liquid. There are fewer £s to get ahead of you in a sales queue. Better to be in smaller tranches than big ones. Additionally, I had already funded the other tranches and I like to spread my eggs. Better to have a little bit in every tranche than a lot in a single tranche. Reason - again, liquidity. If you need to realise some funds then you can pick the tranche with the shortest queue. If you've got, say, £20k in the loan altogether and it's all in 1 or 2 tranches and there's a sales queue of £20k in those tranches then your money isn't liquid. Creating multiple mini tranches is, in my opinion, a brilliant innovation by COL that leads to greater investor funding. If there were fewer, bigger tranches I would have less money invested in this project than I have.
