Looks good to me. Same rate for much improved LTV, which will improve further over time due to amortization.

The commercial car loans have had admin notes suggesting delays due to finance. The property loans, some of which are now two payments late, had admin notes 6 weeks ago saying 'payment shortly'. We need an update ablrate Even though you do not login, you must be keeping an eye on here, to check the level of frustration.

We need an update ablrate Even though you do not login, you must be keeping an eye on here, to check the level of frustration. This loan, 74, was drawn down on 16 Jul 2017 as amortising for 18 months. It has been extended to 16/9/2025, or over eight years, and still the capital owed is still at 60%. Rather than asking for an update, why not ask for it to be defaulted and the security sold as soon as the missing payments allow? A fire sale would be appropriate and effective here.

Maybe APF are holding off on the default, as they are standing the first £260k loss
The original valuation of £995k was before the site was flattened I believe, although the with planning consent figure was £400k higher. The valuation was over 3 years ago.
Unlike Ablrates peas second charges, Ablrate have first charge on this one, with £300k of the loan outstanding & they have the additional £300k second charge available if need be.
With a GDV over £5m the Ablrate loan is small fry.
Could do without an AF situation here, but there seems plenty of cover for Ablrate anyway.
Details mostly from memory, so may need correcting.
Edit. 2022 Google Overhead Maps show some sort of groundworks started, near the car parking area.
