This would be the "26 Unit Property Development in Southampton". I had some of that one. Late property loans are good news, providing you're not in a rush for the money and they do eventually repay in full. I see some loans for properties in Ringwood and Cumbria are currently Processing. I wonder if that means they're about to re-pay or just go to Late. Ah Cumbria! That's the one where I sold my £10k worth a short while back - though I still seem to have £40. Two tranches now processing, or 'retry' on the tab. Do we think just an admin error, or perhaps it's going late? Interesting that this is already an unplanned refinance of 12 months, entirely due to delays on the first loan. From the report 12 months ago:
" Practical completion of the Property is to be completed the week commencing 27 August 2017. FC have also insisted that the developer begin marketing the property as soon as practical, likely when the structure is watertight. Any failure on the developer’s part to not meet the above milestones, could result in FC defaulting the loan and formal demand being made for repayment of the loan in full. "
I can't find it on Rightmove, so it must be sold and the money is on the way, right?

Late "Processing" is when it's lined up for payment. You used to see this status quite a lot as the payment engine was quite slow, it picks up the "processing" loans, matches the incoming payment and makes the outgoing payment. If it can't make a match the payment stays as processing and is tried again on the next round. You don't see it very often nowadays as the process is a lot more efficient, so it basically means the money has not arrived (unless you get up very early). The next day it goes to "retry" to pick up incoming payments that are a day or so late. Only after that is it classed as "late".

Thanks, I see it now - it looked like an old house (by design). My mistake. So it is for sale, POA, and with an LTV of 78% (and rising) with a GDV of £925k. It seems that getting the price is taking time, and so it is bound to go late. Concerning processing etc, there is not a connection with the state of payment by the borrower. The sequence just relates to the crediting of lenders accounts. On the due date it will go to processing, and after two or three working days it goes to retry (which means nothing different). After four working days it goes to late, which means a record of late payment is made if/when it is paid. This process is automatic and is stopped by the actual payment to the lenders' accounts. It tells you nothing about the collection process. I have had property loans processing, where the interest for the term is held by FC. Once a property loan nearly ticked over to late, due to some FC glitch, but, unfortunately, someone told them about it before it went 'late'.

Wilmslow has just repaid with interest in full. Maybe, just maybe, the number of late property loans in my old style loans account is beginning to fall at last.

F** T*** Hall is now officially defaulted, rather than grossly late. Another triumph for the late, unlamented, "highly experienced" property team. Thankfully it's now with the "highly experienced Collections & Recoveries team". Hollow laughter all round.....

I'm not going to mention any names/companies in this post.
My friend has made me aware of a company who got into financial difficulties, they got a fundingcircle loan then moved the non-physical assets (i.e. a lot of the FC cash) into a new company with a very similar name, then put the old company into liquidation.
this looks true - all the ltd company and liquidation debts are publicly available.
Clever trick hey? Is this the first? Or is this a common occurrence?

I mean search for the company name in FC system and find out what rating the loan was given by them. thankfully none of my cash was allocated to it
