Tranche 1 of the Cumbrian loan was paid out this afternoon (Aug 24th). Another few thousand retrieved and now en route elsewhere.

If it is the one I think it is - I would not touch it with a barge-pole - it is an overpriced vanity project with an incredibly small market - besides I think it is spectacularly ugly unlike the lovely old original hotel this couple smashed-up

Better still is this gem which can be filed under the category we know nowt, but are too scared to default it....

Call me Mystic Mog, but I foresee a refinancing by FC upon a magical revaluation of the property. Then a golden opportunity shared very fairly amongst the many investors who no longer have any idea of the delights being generously offered.

surely not - I am convinced FC will default this loan before the 18th September - must dash I have just won $100,000,000,000 on the Nigerian Lottery and need to raise £20K to claim my prize- what you do mean I am being naive....

Couldn't give a fig..lol..ditched all those yonks ago..cleared almost everything that I can which leaves 154 loans Of those 154.. London/Indian 1 - 4 incl (note that's listed as bad debt & not late) Tewkesbury 6 & 7 Liverpool 2, 3, 6 & 7 Binman Rd 1 (missed flipping that and guess what..yup..theyve missed the last payment) 23827...1 payment left and cant sell..(missed the flip ) 22657..up for sale Total above..dont ask Of the rest 102 Risk Band removed (which I presume means theyre on life support and begrudgingly paying something.... will I live long enough I wonder ? 29 Bad debt (which I presume means no further recoveries ) 10..I haven't got a scoobies what their status is supposed to be (listed as late)

I have driven past the wxxan rd stxxxsh and it looks to be coming on well. To my untrained eye it looks like they will complete within timeframe.

A small update on known late/ bad debt property loans.
One tranche (8) remaining on the wet Gloucestershire town after repayment of tranches 6/7 this afternoon. At least 9 other property loans late with delinquent periods from 27 to 192 days, plus the well-known London loan which is officially bad debt. Those I have the joy of knowing are:
T.....bury; B....... Heights; F.....stone; F.. T... Hall; SW11; Surrey postcode; Liverpool waterfront; L...n; Ey....m and Hurt.... Road.

From my experience on FS I would say 90% of property loans go late. By several months, oh and the updates are very similar to here.
property developers are like that!
