I think the thrust of the article of the link that Liz posted was that in general, land in NI but close to the border is valuable...and perhaps your £7K/acre might be a little low but lets take that as is. However, reading the valuation there are more buildings other than the farmhouse, in fact several including a Grade B1 listed former coach house.

I have 3 figures in this but do not plan to renew, if they were not rolling interest up into the renewal I may have done but I'd rather get out while the going is still good. As it took so long to activate the loan originally my money has been in this for almost 270 days so I'm happy with the return

An awful lot of assumptions in the valuation. Well, I'm going to assume this is a valuation that assumes all the time in the world to wait for the right buyer and that there is not a single skeleton in the closet. I'm going to assume a fire sale and an LTV of at least 70 percent. I might have some of this but on the assumption I can sell it on the SM. So much assuming going on!

Well, it all went in pretty short order. Mostly lots of pin money though, big hitters noticeable by their absence.

TBH I am not at all sure with this one but took a gamble as I have uninvested cash & the uptake seemed reasonably quick (went in 40 mins, I think this can be a guide often), with a few MH's jumping in too.

I'm assuming you're not from HMRC ..walls have ears as well as sausages y'know...be that as it may...Id guess a BH goes from £25K to £100K +.... MH starts from £5 K upwards to say £20K or £25K. A mh probs £1K to £5K...a sh from 100 to £1K...and a th from 25 to 100 Legend... BH = Big hitter MH =Medium hitter mh= minor hitter sh = small hitter th = tiny hitter
