Just began to invest with this Spanish company. The site looks nice, adequate returns. They offer buy to sell (duration of up to 12 months) and buy to let opportunities (duration up to 5 years). Maybe a good way for the Brexiteers around here (sorry could not hold that one back ) to diversify their property exposure to a different region. If we are lucky then someone on this board has a longer experience investing with them. They offer 1% cashback for investments made via credit card until 19th of August, and 50 Euro signup Bonus until 31st of August (with affiliate link only) if 50 Euro are invested. The 50 Euro bonus has to be invested though and after the investment ended, you are free to withdraw. Some thoughts from me (note, my blog contains referrals)

I have invested in 4 properties and have 3 others pending. So far everything works smoothly. Nice to have the option to pay by card without extra charges. I joined in order to diversify from East European platforms but too early to say how good they will be.

I invested in 5 projects so far and am eager to see how these will play out. 2 of them bear interest (+1 of them rent) on a monthly schedule, so there I will see results in the next weeks.
Btw, they extended the 1% cashback offer for credit card payments to August 31st.

I asked a few questions - who are the owners, financial performance to date. After some days I got phoned by a sales person, who told me: - We are doing very good.
- Now is a great time to invest in Spanish property.
- Have paid 1.2M in dividends since January.
- We are the only company in Spain doing this (erm Viventor, Comunitae, Ecrowdinvest...).
- We are regulated by CNMV (Spanish FCA) (but the website says all over the place that the loans aren't regulated
I never got to hear who the owners are .
I didn't like the call very much, he was too much sticking to his script, and pissed me off because he asked me what the questions were that I had sent them It's somewhat frustrating, they might be OK, maybe they just chose the wrong person with the wrong script to phone me (his English was pretty good). I might yet dabble

I have been investing more than a year on this platform.
Unclear figures and hidden fees in business plans.
** Warning, secondary market is not available for all investments **
I do not trust them at all any more.

I guess the founders are the owners, but I neither have confirmation on that.
I hope they estimated the fees better for the new projects, as for the past ones. I will have my first btl and interest payments this month, this may indicate how precise their yield projections are in reality.

What are the hidden fees that have been mentioned?

One of my interest bearing projects just paid the first installement. 10% of the interest is commissioned by housers, which is clearly stated.
What interest me most is if the buy to let dividends are as planned, or if there will be some unforeseeable (pm like) deductions or so. I checked some btl's on the secondary markets but couldn't find any info on distributions?
Interesting as well will be to see if the projected values of the buy to sell opps can be achieved on the market or if there will be some higher renovating costs then anticipated. But this remains to be seen in 12 months or so.
