Hi mrdc,
It is difficult to say when the next loan(s) might become available but we do have a number of loans in the pipeline.
Regards,
Filip

This certainly isnt flying whereas it would have probably been close to filling now prior to the new minimum. I confess I actually forgot the minimum (probably not alone) and was ready to invest but now unless anything interesting pops up on the SM this will be the beginning of my slow withdrawal. Insufficient diversification available to mitigate risk. Time will indeed tell

I agree, £500 minimum would be prefearable but hey, what the heck it's only money. I'll start selling £200 chunks on secondary market at month 4

Might be worth confirming that is still possible. Was it possible to sell smaller chunks than the previous minimum ? I can't even think what the previous min was ?

Dear Investor,
Effective as of 1 July 2021 (“Effective Date”), the minimum investment into each loan will be increased from £100 to £1,000. This applies to both Standard and IFISA accounts.
The minimum IFISA transfer in cash balance will be £1,000 as of the Effective Date. As previously, no restrictions apply to IFISA transfer outs.
The minimum amount that investors may sell or purchase loan parts on the secondary market will remain at £100 for now but may be increased in the future. Appropriate and timely notice will be made prior to any such change.
We are introducing these changes to streamline the management and administration of the lending platform.
If you have any queries please call us on 020 7406 1491, our lines are open from 9.30am to 5.30pm every working day, or email us at investor@landlordinvest.com.

Hi all, As set out in the above email, we increased the minimum investment amount to streamline the management and administration of the lending platform. Despite of a relatively small loan book, there has been around 200k unique transactions on the platform totalling around £50 million. Hence, the administration of a P2P platform is quite substantial. We are a small team and by reducing our administration and customer support time, we can dedicate more time on other vital functions including managing and growing the loan book, which will hopefully be of benefit to all (including increased diversification). We will continue offering prime lending opportunities (where we compete with banks and top tier bridging lenders for loans), some of the best risk adjusted rates, maintain our market leading transparency where we voluntarily publish our loan book monthly and details of borrower(s) credit scores, full valuation reports and other. Our transparency has also been affirmed by 4thWay: www.4thway.co.uk/candid-opinion/landlordinvest-review/. It should also be noted that compared to most, we have not paid or are paying anything for their review to keep it as objective as possible. Have a good weekend. Filip

I usually have £20k in each of my P2P lending ISAs and try to keep to maximum of £1k in each first charge security loan. With LLI because of their good record I am willing to risk more, but it is becoming increasingly difficult with the dwindling number of loans available and some soon due for repayment. What is the future of the LLI loan book? Thank you.

We all know what may happen when quantity is pursued over quality. In any event, we have over last few months almost doubled our team and hopefully this will also increase loan availability. Filip
