Collateral. In the light of all the valuation issues across P2P sites, why are you using an unqualified surveyor to do all your valuation reports?

When have COL used an "unqualified surveyor" to produce a valuation report? Are you sure you're not confusing site progress monitoring visits with valuations?

All valuation reports I have seen on COL have been undertaken by chartered valuation surveyors who were also RICS registered valuers. I have seen interim monitoring reports on developments carried out by an unqualified person, eg. Graduate quantity surveyor.

the interim reports include a valuation? To check funds can be released and stay within LTV limits......

I know of one Chartered Engineer who 'borrowed' (without my knowledge) my finite element analysis and hand calcs from a works server, re-badged them as her work, submitted them as her project ...... bingo, Chartered Engineer!

I got my charter by being able to outbore (there is an engineering joke in there if I tried) the old bore (sic) who was pressurising me on steam engines (a subject that appeared nowhere on my engineering records), he also seemed to know nothing about Production Engineering, Lean Manufacture, Production control, Automotive component design, Turbine blade design etc etc.
I very much doubt he understood FEA for your "friend".
I then spent a career trying to "up" the quality of every Technician Engineer I ever worked with to be at least at the level of a GSCE A grade mathmetician, including the electrician (navy) who didn't understand AC, the electricians (multiple) who kept connecting fans to blow rather than suck, the mechanical engineer who had no idea what the second moment of area was and the large team of German mechanical engineers who could not calulate a bending moment and hence a elastic movement.
I understand that as of 2018 all IMechEs now have to keep a record of the work they are doing! As I published in the organisation magazine when I qualified, "what a useless organisation, no objectives, no consistency and no checking."
Given that I hold the IMechE in higher esteem than the Surveyors, goodness know what their standards are like.

... I very much doubt he understood FEA for your "friend". ... Certainly didn't there was a singularity in the FE model so the stresses in the hand calcs and model didn't tie up ..... obviously 'no problem'. you need to 'hone' your skills @bobo

A QS is qualified to report on cost but not usually on value. Valuation Surveyors and Quantity Surveyors are different specialisms within the same profession. Of course I would like to see all reports that are relied upon to have been produced by fully qualified practitioners.

Bring back the slide rule! That brought back a few memories... I've still got mine somewhere but when I started higher education at Southgate Tech there were a couple of rich kids that had the latest gadget which at that time (if memory serves) cost around £100! We used to crowd around it going oooo and ahhhh when it did its' stuff!
