Thinking about a move to "warmer" climes just north of the border. So many properties around there seem to have been languishing on the market for months and years. Why is that? Also, if I did buy up there, is there some difference about making offers and the buying process? Presumably its normal to make offers the same as it is in England (even though this one says offers above). Lastly (aimed at my fellow P2P Scottish friends), if we moved up there, would an english family with uk husband and wife from eastern europe plus 2 toddlers (born here) encounter any nastiness/racism on account of not being Scottish born and bred? www.rightmove.co.uk/property-for-sale/property-72534899.html

We look forward to you coming here to live If you are a higher earners you will take a slight hit due to higher taxes, but our hospitals and schools are better funded

The buying/selling process is a little different in Scotland, and the 'offers over' method is the usual practice. It is a system of blind bidding when there is more than one potential buyer. But if the property has been unsold for many months, it is likely that any reasonable offer would be welcomed. If you're unfamiliar with the system, I'd strongly recommend taking advice from a local solicitor.
The property that you posted a link to is in a lovely part of the country, rural and with no significant manufacturing/industry close at hand, which means the housing market around there is slow. Transport links may not be good.
Racism? No worse than anywhere else but unless you're unlucky, probably better than lots of other places.
I lived my teenage years around there (long time ago!). Great place to raise a family.

I live in the prosperous Thames Valley and have noted a number of properties in neighbouring roads that have been For Sale for six months or more. Several are within a few minutes' walk both from a station with excellent commuting services to London (as well as providing a five-minute journey into the town centre) and also from the Thames.
Googling "stagnant house market" leads to many articles of the last six months explaining the sluggishness. Unsurprisingly, Brexit is a major reason.

When putting their house on the market, a number of people will say to themselves "I need £X in order to be able to buy my next house", regardless of whether £X is appropriate. When it fails to sale, rather than doing the obvious and lowering the price, they sit there and wait. In times of rising house prices, the market eventually rises to meet their price, convincing them they were correct all along.
SE England in particular has had very strong house price growth for years, making it unsurprising it stalls/falls a little (and I suspect nothing to do with Brexit)

2 thinks to be careful about.
1. Auldgarth is on the River Nith The Nith does flood on a regular basis at various points. Aulgarth might be OK, but worth checking.
2. In Scotland, completion of a house purchase can be very soon after exchange of missives (exchange of contracts in England) sometimes as short as 7 or 10 days. You need to plan for this, especially if you are moving from England where is is often 30 days or more. It is not insurmountable, but needs thinking about.

Rightmove search of detached properties within 10 miles of Dumfries shows 4 houses in the £500K-£600K range (one of those comes with 32 acres!) and the house you're talking about being the only one in the £600K-£700K range and it's £80K higher than the next house in price descending order.

Near me and just outside Glasgow there a plenty of flats <£20000 some <£10000 link and a good few 3 Bedroom houses a good bit <£50000 link. There are a few things to remember here that is different from England.. Next to no residential properties are lease hold. Also if you haven’t sold your previous primary residence or own other property like in England additional tax is due on properties over £40000 currently 3% in both countries but in a few weeks it goes to 4% in Scotland. Also in Scotland the additional tax is due on the whole value of the property not just the bit above £40000 as in England. The time you have to sell your previous primary residence and recovery the tax (if you have no other property) is 18 months in Scotland and 2 years in England. What a fantastic response to my question! Thanks so much to all of you. If anyone cares, I'll let you know what we end up doing but I suspect it will be at the pace some platforms like to recover loans (even though I wish both were quicker!).
The quality of answers and even funny links (thanks God) shows to me how much more friendly (let alone more professional) than certain others this forum is. In days gone past I might have asked a similar thing somewhere on the MSE forum where typically I would have got some vanilla rubbish from some guy that answers all posts within minutes and plenty of other trolls (I think they are people who just like to wind others up?).
Anyway, thanks again for the really useful comments.
