New 36-month commercial term loan for Northants L*** I*** has been announced.
Total loan: £850,000 LTV: 30% Tranche A: £850k @ 5.6% gross (Cap: £5k)
The purpose of the loan is to raise capital for the borrower. The security is a four-bay steel-framed industrial building (with an attached single-stroey office block). Two bays are leased to a transport company and the remainder to an associated company of the borrower but which is about to be sold with a new five-year lease. The exit strategy is expected to be to remortage before the end of this loan's term. Note: there is no early repayment fee.

Allocation of TrancheA funds for Always-On lenders has already taken place (Tuesday 13-Sep). Tranche A will be available for Self-Select - funds for Self-Select lenders must be in their cash accounts by 17:30 on Wednesday 14-Sep.
The loan was drawn down today and will mature on 20-Sep-2025.

There is no FLR nor valuation visible to me on the Proplend web-site! This post will be updated when something appears... 5.6% you are having a laugh !! 5.04% after deduction of Proplend's fee.

I think the relatively low LTV (30%) is impacting the interest rate offered?

That's what occurred to me too, but then why is the pending East Anglian hen houses loan with an LTV of 32% to be offered at 7.51% gross? The principal difference I can see is the relative loan sizes - £850k should be easy to fill, but a loan four times larger probably needs a much greater incentive for lenders?
