Except it's not a farce, it is very, VERY serious.
The latest shocker is the MoneyThing Residential Development in Liverpool.
As I have said time and again on here, when I was active in P2P I was able, as a Rank Amateur, to perform a 10 minute Valuation on a given property that was subsequently proven to regularly be plus or minus less than 20% accuracy!
These RICS "Professional" Valuers are not even a joke, they are something far, FAR more serious. And sinister.
Other than complaining to RICS themselves, who will only bat your Complaint away and protect Members at ALL costs, regardless of allegations, any ideas of actions that can obtain justice?
If the RICS "Professional" Valuations had been anywhere near MY calculations, Lenders would be nursing FAR significantly less Losses.
You don't Pay for a RICS "Professional" Valuation, you Buy one.

Re Surveying (b4 purchasing my current home), the Professional Surveyor asked me what was the asking Price - err, I thought I was paying him for that !

Had that years ago What's the purchase price and what deposit do you have. strangely the valuation was such that I could get the property. The same valuer 2 weeks later valued a very similar property on the same street at 25% more. The difference they only had 10% deposit we had 25% and we were paying £10,000 less. Ah the good old days for 4 bedroomed detached properties at under £60,000
