how do i invest in this, ive looked and as far as i can see i have to wait until 1600 hours on 4th to try and invest in it, is that correct. thanks

the person that has already invested is broadoak finance who are investing 5% in all the loans to begin with, I doubt this one will last long either

That's right. It won't last long though (I reckon a few minutes) As it's a second tranche, many of the people who invested in the first tranche will be giving it a miss, so it might take a bit longer.

someone put up a about a £1000 of the previous one a little bit ago and it went in a few minutes so looks like some are still wanting that loan

See the notes to the original loan (on the MT website): Please note that the borrower may seek a further £250,000 on this facility on a pari passu basis with the initial loan. However, extra funds will only be released on sign-off from the monitoring surveyor and valuer on progress of the works and increased valuation. The LTV on the total amount drawn will remain at 65% or lower throughout the course of the loan. Broadoak will increase its first loss investment with any further drawdowns, so that it is always at least 5% of the total amount drawn.

Its explained at the bottom of the write up of the first loan - bit in orange. Basically the value of the security should increase as work is completed so the LTV of the first loan falls over time. Therefore the top up amount will only take the LTV back to where it was when the first loan was launched. The second tranche is only being released once the monitoring surveyor & valuer has signed off to say that the work completed has increased the value of the site sufficiently to keep the LTV at below the original 65%. So in a nutshell - no However, if you based your decision on a declining LTV then it will delay that Edit SteveT cheated by just cutting & pasting
